A growing neighborhood in a growing midwestern city
Pembroke is a small pocket of homes in an area getting increased attention from the city of Detroit. “Detroit is one of the fastest growing areas in terms of value,” says Sade Harper, real estate investor and licensed Realtor with EXP Realty. “And people are starting to see the value of areas like Pembroke.” The city aims to include the area in its planned Joe Louis Greenway trail for biking and walking, and it hopes to build up the shopping and dining scene along Livernois between West Seven Mile Road and Eight Mile Road—an area known as the Avenue of Fashion.

Homes from the 1920s through the 1960s
Pembroke is part of an area the city is developing, says Harper, who has more than ten years of experience in Detroit real estate. “The city is investing heavily in that zip code,” she says. “It’s an upcoming area, one of the most sought-after areas in Detroit.” Homes were mainly built early to mid-twentieth century and might be fully renovated or in need of repairs. Brick Tudors from the 20s sit next to ranch homes built in the 60s, and homes sit on lots that are roughly a tenth of an acre. Ranch homes and Cape Cods in need of repair can sell as low as $40,000, but fully renovated homes of similar size can sell around $100,000. Larger, two-story homes start around $100,000 if they need updating or repairs but sell as high as $175,000 if they are well-maintained or recently renovated. Down one percent from the previous year, the median home price in Pembroke is $53,000.

Detroit Public Schools Community District
Dr. James Vernor Elementary-Middle School serves Pembroke with kindergarten through 8th grade classes and offers after-school programs like yoga and help with homework. Vernor Elementary-Middle School earns a C-minus on Niche. Mumford High School rounds out the neighborhood’s public school options and offers sports like baseball and track. Mumford earns a C.
The Avenue of Fashion, just outside Pembroke, is a popular destination for retail and eateries.
Detroit’s Avenue of Fashion
One Eight Mile Road, Kroger is just about a mile from the intersection of Meyers Road and Chippewa Avenue, so grocery runs can be accomplished without traveling far. Detroit Vintage offers freshly brewed coffee on Eight Mile Road, and Burger King and Capital Coney Island give residents a couple of options for lunch or dinner. For serious shopping trips, Detroit’s Avenue of Fashion is home to locally-owned shops and restaurants like Simply Casual Clothing Store and Fork in Nigeria.

Plentiful parks and more to come
Pembroke is home to Alfonso Wells Memorial Park, which offers a picnic area, a playground and basketball courts. There are dozens of other parks nearby as well, and Harper says the city is planning to include the area in its upcoming biking and walking trail. “They’re getting ready to build the Joe Luis Greenway nearby,” Harper says. “That trail will go all over downtown Detroit.”
Downtown Detroit is only a 15-minute drive from Pembroke.
Not far from The Motor City’s biggest events
Detroit has a long history in the automotive world, gaining the city its reputation as “The Motor City,” and the auto industry maintains an active presence in the region with events like the North American International Auto Show and the Detroit Grand Prix. Sitting twelve miles from downtown Detroit puts Pembroke within reach of these and other events throughout the city.
Getting around Pembroke
Bus stops are available along Eight Mile Road and Wyoming Avenue, and the neighborhood is surrounded by larger roads like John C. Lodge Freeway to the southwest and Interstate 96 just four miles south. All of the neighborhood’s streets are lined with sidewalks, so residents can hit their step goals with relative ease.
Higher risk of crime
Detroit is not without challenges, and Pembroke is not excluded from those. The neighborhood’s overall CAP Index score is 8 while the overall score for the United States is 4. This indicates there is an elevated risk of crime throughout Pembroke.
