Contrary to the name, Detroit's West End neighborhood is, in fact, located northeast of downtown. Like other Detroit neighborhoods, East End suffered from residents moving to the suburbs in the late 20th century and, later, the closing of auto manufacturing plants. The resulting decline in population and increase in abandoned homes is still apparent today. However, there is renewed interest in the area as home sales increased from 34 between 2012 and 2013, to 95 between 2020 and 2021, according to a report from the nonprofit Detroit Future City. Investors and homebuyers are renovating homes and looking for opportunities to build anew, while plenty of residents have lived in the area for a while. "You're going to see more stability and pride in ownership for the entire neighborhood, not just the long-term tenants," says Reginald Perryman, Associate Broker with Keller Williams Metro. "There will likely be more demolitions coming through."
Straightforward routes and public transportation provide predictable commutes to downtown, 5 miles away, and Stellantis is a major employer located right beside the neighborhood. Further, a nearby farmers market, sports entertainment and parks, some of which are undergoing renovation and improvements, are fueling interest in the area. Local organizations support residents and families and build community pride.

Fixer-upper bungalows and American Foursquares
Single-family homes and duplexes are spaced out between open lots along sidewalk-lined streets. Conditions vary as roads are worn, some houses are abandoned and in disrepair while others are newly renovated or whose small yards include lawn ornaments and flower beds, reflecting the pride of the owners.
Bungalows and American Foursquare homes, built between 1900 and 1920, have wide front porches. Many need renovations, ranging from new foundations to new kitchens and bathrooms. The investment is worth it, Perryman says. "If someone is looking to buy something that's going to have future appreciation, this is one area," he says. "You're not going to find too many areas with homes under $100,000 in the next few years." Homes listed from $55,000 to $70,000 may need cosmetic updates. Fully renovated homes can range from $115,000 to $160,000.

Water slides and wave pool at Chandler Park
Recreational opportunities are available within the neighborhood and a few miles away. West End's Brewer Park and Castador Park both have fields with space for football or soccer games. Detroit's Chandler Park is about 2 miles east with 200 acres that include a golf course, aquatic center and skate park. The Wayne County Family Aquatic Center is the county's largest water park, featuring two 23-foot water slides, a wave pool and a shallow splash area for kids. It also offers swim lessons in the summer. There is more than swimming, however, as the facility has outdoor basketball courts, tennis courts, soccer pitches and baseball diamonds. The city is also working to add indoor sports facilities and group fitness classes.
