Arvonia is a rural community near Charlottesville and Richmond
The James River winds along Arvonia’s northern edge, passing acres of farmland and dense forests that define Buckingham County’s verdant landscapes. “Buckingham County is beautiful. It’s more rural, and you can really make a homestead out there,” says Khaliyah Barakhyahu, a Realtor with New Canaan Properties at Exp Realty. “Many of my clients are looking for that space and acreage, but they’re close enough to Charlottesville or Richmond that they can still get to the city.” While Arvonia embraces its countryside setting, the community is centrally located along James Madison Highway in the heart of Virginia’s scenic Piedmont region – about 35 miles from Charlottesville and 65 miles from Richmond.
Rustic homes with acres of land and opportunities for new construction
Residents typically live on several acres of land, meaning they can’t see their neighbors and have plenty of room to enjoy their natural surroundings. “People in Arvonia want to be able to have their kids run around or plant gardens and have animals,” Barakhyahu says. Sprawling ranch-style homes, farmhouses and custom-built properties are the norm, with a handful of mobile homes and new construction houses mixed in. As is oftentimes a part of rural living, most properties have septic tanks and well water systems. Home prices typically range from $100,000 to $450,000, although limited inventory means they rarely come on the market. Only 13 homes were sold within the last year, and it’s more common for buyers to purchase land to build their own homes. Lots can sell for $30,000 to $115,000, depending on acreage. Arvonia’s overall CAP Index Crime Score is 1 out of 10, the lowest possible score and significantly lower than the national average of 4.
Outdoor recreation includes fishing, hunting and boating on the James River
Several tributaries of the James River pass through Arvonia, and the river itself is a destination for outdoor recreation. Spots like the Hardware River Wildlife Area line the riverfront and are about 20 miles from Arvonia. Residents must have valid licenses, permits or memberships to access the 1,000-acre green space. It sits at the confluence of the Hardware and James Rivers, both popular fishing spots where smallmouth bass are the most common catch. Hunters also head to the Hardware River Wildlife Area in hopes of spotting deer, turkey and other native game. For those looking to get out on the water, there’s a small boat ramp where kayaks and canoes can enter the James River. There are more opportunities for fishing and boating at Bear Creek Lake State Park, about 15 miles from Arvonia in the heart of the Cumberland State Forest. Residents are also 12 miles north of Gene Dixon Sr. Memorial Park, which has various athletic facilities that are home to the Buckingham County Youth League.
Kids can attend Buckingham County public schools
Buckingham County Public Schools earns an overall grade of C-minus from Niche. Residents can apply to Buckingham Preschool, which offers full-day prekindergarten programs for at-risk students through the Virginia Preschool Initiative (VPI). Acceptance is based on VPI guidelines, and the preschool does not have a Niche rating. Buckingham County Primary School receives a B-minus, while Buckingham County Elementary School and Buckingham County Middle School both earn a C-minus. At the C-rated Buckingham County High School, students can participate in clubs like the Future Farmers of America and gain hands-on experience with agriculture, leadership and other life skills.
Traveling to Dillwyn, Charlottesville or Richmond for the necessities
With James Madison Highway running along Arvonia’s eastern edge, residents have access to gas stations and spots like Family Dollar or Dollar General. Houses of worship like Arvon Baptist Church and Highway Mission Church also line the highway. It leads 13 miles south to Dillwyn, which has Food Lion and a handful of local eateries. Favorites include Rodeo’s Mexican Grill and Feed’N the Soul Restaurant, known for its homemade soul food. For dessert, Dillwyn Dairy Freez serves ice cream from an old-fashioned walk-up window. Residents can head 35 miles northwest to Charlottesville and access big-box stores like Walmart and Home Depot. In Richmond, the Short Pump Town Center hosts name-brand retailers such as Macy’s, Dick’s Sporting Goods and Dillard’s.
Festivities at the annual Dillwyn Truck and Tractor Pull
The Arvonia Volunteer Fire Department is part of the Buckingham Firefighters Association, which hosts the annual Dillwyn Truck and Tractor Pull. The event has become a staple in the community, attracting thousands of people each July to watch vehicles race around a dirt track while pulling a heavy metal sled. The Arvonia Volunteer Fire Department also hosts an annual chicken barbecue for residents.
Access to James Madison Highway and distance to nearby cities
While two-lane country roads take residents home, James Madison Highway connects them to bigger cities like Dillwyn and Farmville, about 32 miles south. The highway also provides access to Interstate 64, which runs east-west through the middle of Virginia and passes through both Charlottesville and Richmond. The closest airport is the Charlottesville-Albermarle Airport, about 50 miles from Arvonia; the airport serves Atlanta, Charlotte, Washington Dulles and New York LaGuardia. For more destination options, residents are 70 miles from Richmond International Airport, with more than 150 daily flights to more than 25 destinations across the United States.
