A rural area straddling the Amelia-Dinwiddie county line
The rural area of Church Road on the Amelia-Dinwiddie county line is less a neighborhood and more an expanse of country living where lots are a half-acre or more and the most exciting thing is a day at the lake. “It’s very rural,” says Rhonda Gay, an eXp Realtor familiar with the Tri-Cities area. “There’s not a whole lot out in this area other than Lake Chesdin, which people like for recreation.”
While the quiet, country vibe and proximity to water are two big draws, they are not the only ones. “It’s very sought-out for the school district,” says Realtor Jeremy Cecchettini of JC Realty, who has nearly a decade of experience in the Petersburg-Colonial Heights-Hopewell market. “Primarily, Midway Elementary is a very sought-out school in the area. It’s what everybody is searching for.”
Highly sought-after Midway Elementary School
The Amelia County Public Schools system serves the far north side of the area, but much of Church Road is zoned to Dinwiddie County Public Schools, including Midway Elementary. “All of Dinwiddie is looking to move out here for Midway,” Cecchettini says. It earns a B-plus from Niche, the highest grade of all the district’s five elementary schools. Older students continue to Dinwiddie Middle, which gets a C-plus, and Dinwiddie High, which gets a B-minus. The high school offers career and technical education courses in subjects like agriculture, marketing and business.
A hot housing market for Church Road’s secluded homes
Classic brick ranch, Cape Cod and New Traditional are common housing styles in Church Road. The median lot size is about 1 acre, and most properties are set far back from the road. Some are visible behind broad front lawns, while others are obscured completely by thick groves of oak, pine and magnolia trees. Prices start close to $250,000 and quickly rise to more than $820,000, depending on the home’s square footage and the property’s acreage.
Outdoor recreation on Lake Chesdin, other attractions close by
Lake Chesdin Park, on the water to the north, is a 110-acre public park with a quarter-mile paved trail. It’s near the private Lake Chesdin Golf Club, part of the Lake Chesdin development in Chesterfield County, but open to non-residents for membership. The club has an 18-hole golf course, tennis courts and an outdoor pool, among other amenities. Lake Chesdin Campground and Whippernock Marina & Campground are on the south side of the water, closer to Church Road. Dinwiddie Sports Complex is a multimillion-dollar athletic complex about 13 miles south, not far from the quarter-mile dragstrip at Virginia Motorsports Park. Both venues are major drivers of the local tourism industry.
Shopping and dining in the Tri-Cities and toward Blackstone
For groceries and other shopping, residents head to Colonial Heights in North Dinwiddie. Southpark Mall has a JCPenney, Five Below, jewelry shops and clothing retailers. Big box retailers like Walmart Supercenter, Target and Sam’s Club fill the surrounding commercial district. Popular restaurants in Petersburg, including Giuseppe’s Pizza and El Caporal Mexican Restaurant, are within 15 miles of most homes.
U.S. Route 460 connects to employers in Petersburg
Church Road is a car-dependent community. U.S. Route 460 runs east-west through the south side of the area, connecting to major regional employers like the Walmart Distribution Center in Sutherland and the Amazon Fulfillment Center in Petersburg. Both facilities are within 15 miles of most homes. Destinations in Richmond, including downtown and the international airport, are about 45 miles away. With no traffic on Interstate 95, driving north into the capital takes less than an hour. Church Road’s CAP Index crime score is 1 out of 10, lower than the national average of 4.
