Misnomer on Douglas’ north side
Foothills has a deceptive name. In the Chihuahuan Desert, this Douglas suburb doesn’t have any hills at all and is, in fact, almost entirely flat. Maybe that’s why the area seems a bit out of place. It has many characteristics of more rural, desert parts of southwest Arizona — palm trees, mesquite bushes and tumbleweeds — and yet it’s in a populated border town, close to schools, shops and restaurants. The Sierra Madre Mountains are visible on the southern horizon, and the Chiricahua Mountains are in the north; yet Agua Prieta, Mexico, and the U.S. Port of Entry are a short bike ride from the house. This mix of rural and urban, in addition to abundant sunshine, has attracted more residents from California, Oregon and other states in the 2020s. The town has also become a key location for international shipping and trade.
Brick ranch-style homes, big lots compared to Douglas overall
Like much of Douglas, Foothills specializes in brick ranch-style homes. Unlike much of Douglas, though, buyers here can usually get more square footage, bigger lots and newer homes. Foothills’ homes are a few hundred square feet bigger than ones in neighboring Clawson and Pirtleville. Moreover, lots here are roughly a half-acre, usually more than double the size of properties in these other neighborhoods. Homes in Foothills were also built mostly in the 1990s, so they’re about 30 years younger. It’s maybe because of these bonuses that Foothills’ inventory is limited. Only a few listings go on the market throughout the year, and these rare properties sell in about half the time as the national average. Price data is limited as a result, but existing data shows prices between $200,000 and $335,000.
Neighborhood walks and U.S.-Mexico border access
Foothills is a small neighborhood, covering less than one square mile. Because of its size, pedestrians can use wide streets to access 10th Street restaurants or Airport Park. Sidewalks are rare, though, and most people drive around Douglas and the Sulphur Springs Valley as a whole. Fifteenth Street can get congested near Douglas High, as it connects west to Pan American Avenue. This is another busy thoroughfare since it leads about 3 miles south to the U.S.-Mexico border. “They’re building a second port of entry there that will separate regular car traffic from commercial trucks,” says Michelle Hagele with Long Realty, a Realtor since 2016. “It’ll help anybody who’s in the import-export business, as well as the Douglas economy overall.” The project is estimated for completion in fall 2028. Just east of the neighborhood, the Douglas Municipal Airport is a public airport that doesn’t get much use; noise is mostly negligible. Commercial flights go out of Tucson International Airport, roughly 120 miles northeast of Foothills.
Walkability to Douglas Unified Schools
Stevenson Elementary is on the neighborhood’s west side and gets a C-plus from Niche. Roughly a half-mile north, Paul Huber Middle receives the same grade. Douglas High is about the same distance west and scores a B-minus. All of these schools are in the Douglas Unified School District, which has 2,000-plus English Language Learners and Limited English Proficient students. Many students cross the border to attend school every day.
Mexican restaurants and grocers close to the house
Douglas’ main restaurant district is just west along Pan American Avenue, but Foothills has some Mexican restaurants close by. El Chef has been a family-owned business since its start in 1997, and they specialize in menudo and other traditional dishes. La Fiesta Café serves similar food, and its red and white tile walls create a retro atmosphere. Near this restaurant, Dollar General and Family Dollar have groceries. Walmart Supercenter is on Pan American Avenue, and it’s the biggest store in town. For additional restaurants and shops, people often cross the southern border into Agua Prieta.
Funnel cake and rodeos: the Cochise County Fair
The Cochise County Fair is just north of Douglas, and it’s been around since 1924. Held in September, this fair has food vendors, carnival rides, live music and rodeos. Several other rodeos, horse races and ropings are also on these fairgrounds throughout the year.
Parks nearby and the Swisshelm Mountains
Airport Park is on Foothills’ east side, and people use its open lawn for soccer, football and other sports. Eighth Street Veterans Memorial Park is on the south side with a baseball field, basketball court and pool. A subrange of the Chiricahua Range, the Swisshelm Mountains are about 20 miles north of town, and hiking trails cover the area. Leslie Canyon National Wildlife Refuge, with over 2,700 acres, is also in this subrange.
