Dover is a rural community set amid the strawberry fields of western Florida. This town, with over 3,200 residents, has long been a center for agriculture, but now acts as a suburb of Tampa , located around 20 miles east. The city is also close to outdoor attractions and the amenities of Hillsborough County.

Multiple housing styles with large lots are common

Architecture varies widely here. Ranch-style, Mediterranean and Colonial Revivals are joined by modest manufactured and trailer homes. “It’s a great little area because you can get that larger space,” says Brenda Wade, a Realtor with Signature Realty Associates, who sells in Dover. “[Buyers who] want to live with a little more elbow room can get it there.”

Manufactured homes and RV spaces typically cost between $20,000 and $180,000. Single-family properties run from $250,000 to $750,000, though are some properties that exceed $1 million. Wade says the wide range of pricing is due to the value of the land and the type of homes that people are building. “There are some subdivisions [in Dover], but there is a lot of open property, so [price] is going to depend on the size and the value of land,” Wade says. “The people who are building their dream house there are going to exceed maybe $1 million for some homes.”

Homes are typically located on gridded streets with larger lots, while palm trees and live oaks with Spanish moss accentuate properties. Sidewalks are also rare. Wade says newer subdivisions typically have homeowners’ associations, but some properties also have loose restrictions or no homeowners' association at all. She also says the area attracts a mix of young families and retirees.

Multiple ways to get to Tampa and beyond

The area lacks public transportation and is heavily reliant on cars. “It’s pretty [easy to get] to downtown and all the things that Tampa offers, but it still has that rural feeling with not being built up with a lot of commerce,” says Wade.

  • Highway 574 serves as the main route through Dover, connecting to both downtown Plant City and Tampa
  • U.S. Highway 92 connects to Plant City and Lakeland
  • Tampa International Airport is 25 miles west, while Lakeland Linder International is 18 miles east

Hillsborough County Public Schools serve Dover’s pupils

Dover is a part of Hillsborough County Public Schools. Dover Elementary School is located on Nelson Avenue. The district allows school choice to magnet and career-focused schools via capacity and a lottery.

Hot and long summers with hurricanes possible

The community can experience long, warm and wet summers and very short winters. Hurricane activity is also present, as Hurricane Milton impacted the locale in 2024. Maps from the Federal Emergency Management Agency show that flooding can be a factor in some areas.

Plenty of fun in Dover and Plant City

Residents looking for places to shop and dine can head to Plant City or the mall in Brandon, located 9 miles southwest. Outdoor fun can be found in both Dover and Plant City. Some options:
