Suburban living convenient to Philadelphia
One might think that living in the suburbs of Philadelphia cuts off homeowners from the shopping districts and restaurants that exemplify city life. Yet, in Aronimink, a small neighborhood in Drexel Hill, part of Upper Darby Township, residents enjoy these conveniences, and many are a microcosm of what they’d find in Philadelphia, 10 miles to the west. “Schools, playgrounds and shopping centers are very walkable in Aronimink,” says Realtor Madeline O’Fria with Long and Foster. O’Fria has lived in the area for 40 years and has sold real estate in Drexel Hill for two decades. “Upper Darby is also more affordable than Havertown next door. You can get more house for the money.”
Sided in brick or stone, Aronimink homes have an Old World appeal. “Even when homeowners redo them, they still retain their charm,” says Nicole Erickson, a Realtor with Keller Williams Main Line who has lived in the neighborhood since 2019. “I have a young child, and we enjoy walking and looking at the houses. The neighborhood is so beautiful. Good restaurants are nearby, and I can get anywhere in Delaware County or Philadelphia in minutes, not hours.” A neighborhood of business owners, commuters and first-time homebuyers, Aronimink enables residents to enjoy a suburban lifestyle with easy access to city amenities.
Colonial-inspired architecture in single-family, twin and multifamily homes
Most homes in Aronimink were built in the first half of the 20th century. About half are single-family brick colonial-style homes with formal dining rooms, wood-burning fireplaces and built-in features like breakfast nooks. These properties list from $300,000 to $515,000. The area also offers duplexes, often called twin homes by locals, with classic architecture, original hardwood floors, finished basements and walk-up attics. “Townhouses and twin homes make great starter homes in the neighborhood and attract first-time homebuyers,” O’Fria says. They sell for between $200,000 and $300,000. Multifamily homes come in the form of two-story duplexes, which are attractive to investors and homebuyers with multigenerational needs. While these hit the market less often, they are priced from $300,0000 to $340,000.

A walkable neighborhood, with SEPTA public transportation
With nearby parks, shopping centers and sidewalks on every block, Aronimink is a walkable neighborhood. Though no formal bike lanes are marked, trails run the length of Darby Creek. U.S. Route 1/Township Line Road connects drivers to Route 3, which goes 10 miles into Philadelphia’s Center City. SEPTA (Southeastern Pennsylvania Transportation Authority) buses stop on Route 1 and State Street and at the 69th Street Transportation Center. SEPTA light-rail trolleys run along Woodland Avenue to the transportation center. From there, commuters can catch a Metro train into the city, about an hour's ride. Philadelphia’s Amtrak Station is an easy walk from the 30th Street stop. Residents can catch the Airport Line train to Philadelphia International Airport, which is otherwise 15 miles by car.
