Century-old, colonial-style homes on suburban streets
Colonial-style single-family homes are the most common architectural design found in Waverly, with some Dutch Colonial roofs and Tudor style elements mixed in as well. “The homes are colonial and stone, gorgeous and beautiful, and you get so much for your money,” Selber says. “It’s mostly people who like the area and who grew up in the area. You can get your dream house and you don’t have to die to buy it.”Most homes in Waverly date to the 1920s or 1930s and sit on properties fronted by sidewalks, with paths leading to front doors and expansive front and back lawns. Prices for single-family properties typically range between about $400,000 and $600,000, while multi-family homes often sit on the west side and can cost around $300,000. “Price-wise, in this area, you get really beautiful houses for prices that you can’t get anywhere,” Selber says. But she adds that there are some financial considerations that buyers need to be aware of before jumping in to homeownership: “Taxes are still higher than other places, and prices have gone up for everything in Drexel Hill.” Waverly has a CAP crime score of 4 out of 10, even with the national average.
Nearby parks with recreation on dry land and the water
Though Waverly has no parks within its boundaries, residents can find outdoor spaces close by. “There’s some recreation, but it’s not as prevalent as it is in Lower Merion, where there are more parks in every neighborhood,” Selber says. Darby Creek runs through part of Indian Rock Park about a mile southwest of Waverly, one of the closest green spaces for recreation. Locals can fish in the creek, shoot hoops at the basketball courts or sit at picnic tables. Pilgrim Park sprawls across 50 acres about 2 miles from Waverly, while Dermond Recreation Area Park sits just north of the neighborhood and offers sports fields, a basketball court and a playground.Four schools serve students outside Waverly
Waverly students are served by the Upper Darby School District, which earns an overall grade of B-minus from Niche. Kids can begin their education at the Upper Darby Kindergarten Center, which receives a B-plus. Aronimink Elementary School enrolls first through fifth grade and gets a B, while Drexel Hill Middle School earns a C. Upper Darby Senior High School has a B as well. Upper Darby Senior High School counts singer-songwriters Todd Rundgren and Jim Croce, as well as actor Tina Fey, among its notable alumni. All four schools sit outside of Waverly, but are all located within about a two-mile radius between Aronimink Elementary and Upper Darby Senior High.Heading east into Philadelphia on Route 3
Philadelphia sits less than 10 miles east of Waverly, and locals can avoid the highway by taking Route 3 into the heart of Center City. On-ramps to Interstate 495 are about 3 miles west of the neighborhood, while Route 1 is about a mile away. “It’s definitely easy for people to get around,” Selber says. Wilmington is over 20 miles south of Waverly. SEPTA buses make stops along State Road on the northern edge of the neighborhood, while SEPTA trains run through Aronimink Station just outside Waverly.Numerous brewpubs and pizza stops close by
Many of the restaurants in Waverly are concentrated around Burmont Road in the neighborhood’s southwest corner. Locals have several options for pizza close together in Burmont Pizza and Grill, Brothers Pizza & Restaurant and Fourno Pizza & Grill, while the nearby CJ Wok serves up Chinese food. Artillery Brewing is a popular brewpub just outside of Waverly and has a Revolutionary War theme, particularly with its drink menu, cannon designs on the exterior window, and interior “mess tent” façade. Station Tap sits close by and has burgers and cocktails. For groceries, the ShopRite of Drexeline and an ACME Markets are each less than 2 miles in opposite directions from Waverly.
