Atlanta suburb on the Chattahoochee River
Full of local charm and top-notch amenities, the town of Duluth is a growing suburb in Gwinnett County close to local dining and entertainment. With its own bustling downtown area and driving access to downtown Atlanta, Duluth is a smart choice for residents looking for convenience to the city. “It's good to jump on I-85 and go to the airport, downtown or Buckhead,” says Donna Luff Taylor, Realtor at Donna Luff Taylor Luxury Homes and area local. “But you also have restaurants and entertainment at your fingertips in Duluth.”

Gas South Arena and Main Street Park host events
Duluth’s Gas South Arena, an indoor venue that holds 13,000 people, hosts concerts and sporting events. “It has big names come to it, and it’s right there. I’ve been many times and it’s great,” Taylor says. Duluth is also home to TPC Sugarloaf, a private golf course and country club community that hosts the PGA Mitsubishi Electric Classic. For more entertainment, residents can head to Duluth’s downtown district. Duluth's town center features a community green space and the Duluth Festival Center, home to the Duluth Fall Festival. Duluth also has the Southeastern Railway Museum, with dozens of full-sized engines and historic railroad memorabilia on display.

Recreation on the river and town parks
Residents have plenty of options to explore nature in and around Duluth. The Abbotts Bridge Recreation Area, a national park along Duluth’s section of the Chattahoochee River, offers kayaking and tubing. Bunten Road Park has an updated playground, walking trails, tennis courts and the city’s recreation center. Locals take their furry friends to Chattapoochee Dog Park on the banks of the river. Just next to the town center, Taylor Park in front of Duluth City Hall has a playground and more space for locals to hang outside.

Downtown Duluth has an array of local restaurants
“Downtown Duluth has been totally renovated, and you can walk to restaurants and shops,” Taylor says. Downtown is a P.A.T.I.O, or “Purchase And Take It Outside,” zone. This designation allows visitors to purchase an alcoholic beverage from the bars and restaurants downtown and take it with them as they explore the rest of the shopping and dining options. Visitors can grab a locally brewed beer from 6S Brewing Company or a craft cocktail from Falling Rabbit Restaurant. Residents may also start their morning with a chicken biscuit from Maple Street Biscuit Company or a freshly brewed drink from Break Coffee Roasters. Locals can find groceries and essentials at Walmart, ALDI and H Mart along Pleasant Hill Road.

These homes range anywhere from just under $500,000 to $650,000 for a four-bedroom, though homes in areas like the Sugarloaf golf community can reach upward of $3 million. Recently built, brick townhouses are scattered throughout Duluth, with three-bedroom units starting around $470,000 and ranging to $570,000. Downtown Duluth has options for apartment living at developments like the District at Duluth and Everleigh Duluth, a 55+ senior adult community. Commuting and getting around Duluth
Outside of the relatively walkable downtown area, Duluth is largely car-dependent, and the area does not have any public transportation. Duluth sits northeast of Atlanta along U.S. Route 23, locally known as Buford Highway. With Interstate 85 and Peachtree Industrial Boulevard both close by, residents who commute to downtown Atlanta have a few options to reach the city, about 25 miles away. Forsyth County also borders Gwinnett County. “Gwinnett County has higher taxes than Forsyth,” Taylor says. “But people want to live here because of the proximity to I-85.”
