Midcentury homes and boom in new construction

Suburbia is attainable in Duncan, with many small fixer-uppers, large historic colonial homes and new builds. Along the area’s hills and valleys are ranch-style houses and new traditional homes sitting side-by-side on small lots, some of which are backed up to wooded areas. Others are perched on small banks with driveways leading to detached garages. Duncan’s convenient location near some of the area’s largest employers is why Julia Ross, a Realtor with C. Dan Joyner, says, “Inventory is low, so there’s a lot of new construction being built.” Houses are decked out with front porches and patios ideal for connecting with neighbors. Another draw for potential buyers is the price points, ranging from $185,000 to $415,000.

Byrnes High School expanding to keep up with area's growth

Students filter through four public schools that are part of Spartanburg County School District Five. Duncan Elementary School earns a B rating from Niche and has a magnet program focusing on performing and visual arts. Students will later attend A-minus-rated Beech Springs Intermediate School for fifth and sixth grades, while B-rated D.R. Hill Middle School serves seventh and eighth grades. James F. Byrnes High School has a separate academy for freshmen, earning an A-minus from Niche. The high school serving 10th through 12th grades gets a B overall. Byrnes High is also expanding to replace the school’s original wing and will have dozens of additional classrooms to accommodate for growth in the area. “The school also has a really good athletic department, particularly the football team, which has been ranked nationally for years,” Fant says. “Everyone goes to the games on Friday nights.” The schools and community are also intertwined through the District Five Fine Arts Center – a focal point for concerts, meetings and receptions in Duncan.

Water park draws thousands to Duncan

A pirate-themed park packed with adventure, Shipwreck Cove Water Park attracts people from all over for fun in the sun. “It’s open from Memorial Day to Labor Day, and just last season, we had 50,000 people visit,” Fant says. Locals and visitors can fly down spiraling slides or take a relaxing ride along the lazy river. “We’re actually in the process of expanding the water park, and the hope is it will be double the size once renovations are finished,” Fant says. “It’s a $6 million investment that will add more slides and rides to the park. You can’t find anything else like it in the Upstate.” Adjacent to the water park is Stoneledge Park, home to a playground and a walking trail. Tyger River Park, about 6.5 miles outside the heart of Duncan, is known as a tournament facility for its 12 baseball and softball fields but has many more features for the community. There’s also a 1.25-mile walking trail, an 18-hole disc golf course, a splash pad and a dog park.

Mom-and-pop diners and big box grocers

Accessible highways make for a quick trip to retail and restaurants. Just off Interstate 85, there are numerous chain restaurants and fast-food joints. Venture in either direction on Main Street to find big box grocery stores, including Ingles and Publix, and mom-and-pop restaurants like Vida Taco and Game Day BBQ. At Vida Taco, locals return for the service and handmade tortillas. Game Day BBQ is known for its brisket and ribs and has an inviting atmosphere with indoor and outdoor seating. “Game Day BBQ shares a parking lot with Duncan Family Restaurant, which stays packed,” Fant says. The vinyl booths and chairs in the diner-style eatery fill up quickly as friends and family mingle over Southern dishes like fried grouper, collard greens and peach cobbler.

Take I-85 to reach Spartanburg or Greenville

Interstate 85 is a lifeline for getting to and from major cities and employers. Locals can take the interstate about 15 miles east to Spartanburg or head west for nearly 20 miles to the heart of Greenville. Locals looking to take a trip outside the area can make the 8-mile drive to Greenville-Spartanburg International Airport. Events

Around the holidays, the town makes sure locals stay connected through small events. On Valentine's Day, people can pull up to the parking lot at the Duncan Event Center for the 'Love Under the Stars' drive-in movie night. There's also an Easter egg hunt, a magic show, a live bunny race and a petting zoo in late March or early April each year. The Downtown Duncan Christmas Stroll and the Christmas Parade brings locals to the heart of the small town to enjoy food trucks, face painting, hot chocolate and there's some friendly competition during a holiday light contest.
