Hurricane activity in 2024 impacted Dunedin Marina, but is recovering
Boating and sailing are a hallmark of Dunedin Marina, a neighborhood between the ocean and downtown Dunedin. But that all changed when two hurricanes hit the Gulf Coast in 2024. The storms caused extensive damage to the eponymous marina, forcing locals to remove their boats. While it is currently under repair, all are expected to return later in 2025, though repairs may linger on. While recovery is underway, events are still being held, and the neighborhood’s local housing market remains strong, says Katie Ducharme Procissi, team leader and partner at Katie Ducharme Realty.
Coastal living, condos and a variety of home styles
Houses range from $700,000 to $1.5 million, with prices increasing closer to the water. Condos for 55 and older range from $200,000 to $300,000. Home styles vary from bungalows and craftsman to colonial and Mediterranean revivals. “A lot of the homes were built in the 1920s and 1930s, so you have the old Florida charm and very unique houses,” Ducharme Procissi says. The area is also within walking distance to downtown Dunedin and other coastal attractions.

Rebounding entertainment scene along the water
The marina is the heart of the neighborhood, so locals are watching intently as the repairs continue. The city has approved replacement docks and a new fishing pier, though it's unclear when all of the work will be finished. Construction on the docking infrastructure is expected to continue into 2027. The Dunedin Boat Club, located at the marina, was damaged during the storm but still hosts boat races, including the Dunedin Cup Regatta and the Clearwater Challenge Races.
Nearby is TD Ballpark, home of the Toronto Blue Jays spring training. Local greenspaces include the four-acre Edgewater Park, which has a playground and a gazebo and hosts the Dunedin Seafood and Music Festival. John Grant Hubbard Park has a walking path and scenic views of Clearwater Harbor.
Seafood and shopping near the Gulf
Restaurants dot the neighborhood. The Olde Bay Café is popular for seafood and offers boat tours of the harbor at sunset. HEW Parlor and Chophouse at the Fenway Hotel serves high-end cuts of steak. Small boutiques and gift shops are located near the marina. Nearby is the Dunedin Downtown Market, a year-round farmers market with produce and craft vendors. Grocery stores are farther inland, along Main Street. Mease Dunedin Hospital is the closest emergency care facility.

Pinellas County Schools and special programs at Dunedin High School
Pinellas County Schools serve Dunedin Marina. Students can either start at San Jose Elementary, rated B-plus on Niche, or B-rated Dunedin Elementary. Students continue to Dunedin Highland Middle School, which earns a B. The B-plus-rated Dunedin High School has a cosmetology program and an architecture, robotics and construction technologies academy.

Bus connections provided by PSTA and hurricane impact
Pinellas Suncoast Transit Authority’s bus lines connect the area to downtown Clearwater and the rest of the county. The closest airport is Tampa International. Hurricane activity did impact the area in 2024, but the city assisted with recovery, and Pinellas County has an alert system for residents.
