The Branches is a swim and tennis community that’s positioned in both Sandy Springs and Dunwoody 16 miles north of Atlanta, giving residents access to multiple city amenities while providing a refuge from the urban bustle. “We all say we live in Atlanta, but Dunwoody is like a small town. It’s so private. But when you drive out of the neighborhood, it’s not long before you see high-rise buildings. So, it’s the best of both worlds,” says resident Addie Bartlett, a Realtor with Compass Commercial Atlanta. Circular roads, which wind past well-kept and tree-shaded lawns, often branch off into cul-de-sacs. The camaraderie at the Branches Club, centrally located within the 700-home development, and the highly rated public schools draw homebuyers to the neighborhood.

Colonial homes on large lots in The Branches
Brick Georgian and classical colonials, built in the 1960s and ‘70s or early 2000s, are common in The Branches. Other builds include large ranch and Craftsman styles and split-level homes. “What I like is they don’t all look alike. Each home is unique,” Bartlett says. Dwellings have four to seven bedrooms and sit on lots that can reach up to an acre. Homes have an average sales price of $970,000 and stay on the market for 33 days. In the western part of The Branches, most homes are midcentury with 2,000 to 5,000 square feet and range from $525,000 to $1.1 million. Dwellings to the east are newer construction and sell for $775,000 to $1.9 million. Prices depend on the year of construction and extent of renovation for older homes. The neighborhood’s CAP Index Crime Score is 3 out of 10, lower than the national average of 4.

Students in The Branches attend two highly rated districts
Homes fall within two school districts, depending on which side of the Sandy Springs-Dunwoody line they sit. Those to the west are in the Fulton County School District, which has an A rating on Niche. These students may attend the A-minus-rated Woodland Elementary School and the B-plus-rated Sandy Springs Middle School. They proceed to the A-minus-rated North Springs High School, where a magnet program offers STEAM and creative arts options. Houses east of the boundary are in the DeKalb County School District, rated B-minus. These students may attend the A-minus-rated Austin Elementary School, which in 2020 moved into a new 900-seat building with a rock-climbing wall. They proceed to the B-rated Peachtree Middle School and the A-rated Dunwoody High School. Georgia also has school choice, allowing students to attend schools other than those for which they are zoned.

Tennis, swimming and a playground at The Branches Club
Members of The Branches Club, the community’s private clubhouse, have access to a pool with six swimming lanes and diving boards surrounded by a covered deck. The four lighted tennis courts host cardio tennis workouts, private lessons, and several neighborhood teams that are members of the Atlanta Lawn and Tennis Association. “It’s kind of like a country club, like a mini version of a country club,” Bartlett says of the facility, which also has a clubhouse, green space and a playground. Hiking opportunities abound at the nearby Dunwoody Nature Center, which spans 22 acres of conserved forest off Roberts Drive and hosts classes on the natural world.

The Branches is a mile from The Dunwoody Village, which Bartlett says is “the hot spot” in town. There’s whiskey, wine and charcuterie at Barn Booze N Bites, seafood at Message in a Bottle and barbecue at Morty’s Meat & Supply. The three restaurants open to a shared courtyard under canopies and trees where there are frequent live performances. Over 100 restaurants line Roswell Road in Sandy Springs 3 miles away. For shopping, the Perimeter Mall off Ashford Dunwoody Road 2 miles away houses Macy’s, Nordstrom, Brooks Brothers and more. Nearby grocery stores include Fresh Market and Publix.

Getting around Atlanta on major roadways
The neighborhood is within 4 miles of Interstate 285 and Highway 400, both of which travel into Atlanta. “It takes 15 minutes to get anywhere that you want to go,” Bartlett says. Two Metropolitan Atlanta Rapid Transit Authority (MARTA) train stations within 2 miles of The Branches have routes running through Atlanta to the Hartsfield-Jackson Atlanta International Airport. Northside Hospital Atlanta is 5 miles to the south.
Cook-offs, holiday parties and tennis tournaments at The Branches
The calendar is packed with events for adults and children. “They have community events out the wazoo,” says Jamey Jones, an area Realtor with Atlanta Fine Homes and Sotheby’s International Realty. During The Branches Fall Festival, crockpots line the clubhouse at the annual chili and barbecue cook-off while children hop on inflatables and paint their faces. To get in the holiday spirit, there’s an annual Easter egg hunt in the spring, while for Christmas, Santa greets children building gingerbread houses. Adult events include the themed holiday party, a pool party and the Chastain at the Branches concert. The weekend-long Calcutta Tournament is held annually on Labor Day and draws spectators who eat and drink while watching tennis matches. “The summer is really when the neighborhood comes to life because people are at the pool and playing more tennis,” Bartlett says.
Hop aboard: Neighbors feeding neighbors through Meal Train
Residents need not worry about cooking during big life events thanks to The Branches’ Meal Train program. Volunteer chefs prepare food for those with a newborn or someone recovering from surgery. “It’s so welcoming, and it’s so helpful for those people. It’s also a way that you continue to meet people in the neighborhood,” Bartlett says.
