A general atmosphere of quiet and convenience

This quiet community has established homes and some new construction near a few parks and schools. College students and first-time homebuyers tend to live here for the prices and accessibility to campuses and downtown. “That neighborhood is about 3 miles from downtown Durham, and that’s a big highlight,” says Sherine Moghazi, a broker with Revolve Realty Group. “And geographically, it’s about five minutes from the highway.” Moghazi also highlights how residents care about their community and keep their yards tidy.

Why college students and first-time buyers choose this area

Many of the detached, single-family homes in the neighborhood have ranch-style or bungalow designs, but there are some newer builds that feature Cape Cod or contemporary styles. “It’s great for starter homes or investors,” Moghazi says. “It’s one of those areas where it’s affordable to get into the market.” Older single-family homes tend to sell in the upper $100,000s to mid-$300,000s, while renovated and newer builds land in the upper $300,000s to $800,000s. “There’s a lot of revitalization happening around this area,” says Seth Roberts of Berkshire Hathaway York Simpson Underwood Realty. “Driving through, you’ll see homes that have been heavily updated and even new construction.” Communities like Courtney Creek have townhouses, which are usually the newest additions to Campus Hills. Townhouses can sell in the lower $200,000s to upper $400,000s.

Getting around by car, bus or bike

Most streets are sidewalk-free, making the area car-dependent. Major destinations like downtown Durham and North Carolina Central University are moments away. To reach downtown, you can:

  • Drive about 10 minutes when traffic is light
  • Take a GoDurham bus for 30 minutes, depending on the bus schedule
  • Bike down the American Tobacco Trail
Duke University and the Duke University Hospital are among the top employers in Durham, and take about 10 minutes to reach via the nearby Durham Freeway. The Research Triangle Park is home to other major employers, from technology giants to pharmaceutical companies, and commuters travel less than 20 minutes to the business hub.

Campus Hills is full of education opportunities

The highly rated Durham Public Schools district serves young Campus Hills students. There are public and magnet schools in the area, like Hillside High School. The nearby Durham Technical Community College partners with local high schools, including Hillside, to offer dual enrollment courses in a variety of subjects. North Carolina Central University is in the northern half of the neighborhood. NCCU was founded around 1910 and became North Carolina’s first state-supported liberal arts college for Black students in the 1920s.

Parks and recreation centers offer ways to get outdoors

Campus Hills has parks and outdoor recreation throughout the area. One of the major highlights is the American Tobacco Trail, a hiking, biking and walking trail that stretches over 20 miles. People can follow the path to downtown or to the southern half of Durham. There are more traditional green spaces here, including:

Campus Hills is moments from stores and restaurants

Residents are close to everyday needs. “Downtown Durham is nice because it’s very grassroots, lots of restaurants and bars, but you’re probably five to seven minutes from the local mall,” Moghazi says. “It’s probably a five-minute drive to a grocery store.” There’s a Food Lion along Fayetteville Street, though some people may prefer to get groceries at the Compare Foods on University Drive. When it comes to dining out, Campus Hills has a few locally owned spots, like Let’s Eat Soul Food and The Chicken Hut. Downtown Durham has a busy bar scene and nightlife, as well as destinations like the Durham Bulls Athletic Field and the Durham Performing Arts Center.
