Campus Hills overlooks North Carolina Central University and Durham Technical Community College from just south of the Durham Freeway and downtown. It’s also a short drive east of Duke University. “I don’t know about the hills, but at least half of Campus Hills’ name is accurate, that’s for sure,” says Seth Roberts of Berkshire Hathaway HomeServices. The Realtor, who grew up in Durham, says that this neighborhood has not always been considered the “safest,” but that things seem to be changing. At 5 out of 10, the CAP Index crime score for Campus Hills is just slightly higher than the national average of 4. “There’s a lot of revitalization happening around this area,” Roberts says. “Driving through, you’ll see homes that have been heavily updated and even new construction.”

An increase in new construction and home renovations
Home styles here run the gamut of 20th and 21st-century residential architecture, from midcentury Minimal Traditional cottages and ranch-style bungalows to early 2000s Traditional homes and townhomes. There are even a few angular, Contemporary new builds. “It’s a diverse area. You have everything from older homes that have been renovated to smaller lots,” says Cristine Allison, a Realtor with Bespoke Realty Group with nearly a decade of experience. She adds that Campus Hills homes sell quickly. Roberts agrees, explaining that the area’s convenient location has drawn the attention of both homebuyers and investors lately. But it’s not just convenience that keeps homes here from staying on the market long. “It’s a genuine interest in older neighborhoods and older homes,” says Roberts. “People are just more interested in established neighborhoods than new, cookie-cutter developments.” Prices here vary depending on home size, age and condition. Midcentury ranch-style homes can run anywhere from $240,000 to $460,000, while Traditional homes and Contemporary new builds can cost between $350,000 and $660,000. Townhomes tend to sell for between $249,000 and $450,000.

Dual language immersion, STEM and IB magnet programs at Durham schools
The Durham Public Schools district serves Campus Hills students. Many kids here attend Southwest Elementary, which earns a B-minus from Niche and offers a dual-language Spanish immersion program. Older students may continue to Lowe’s Grove Middle, earning a C, and Hillside High, earning a B-minus. Lowe’s Grove has a STEM magnet program with pathways focusing on biotechnology/agricultural science and business/entrepreneurship. Hillside High is an authorized International Baccalaureate World School. The high school is also home to the Business and Finance Academy, in which students learn industry basics through work-based experiences and partnerships with local businesses. North Carolina Central University is just north of the neighborhood. Established in 1910 as the first public liberal arts institution for African American students in the country, NCCU offers nearly 100 undergraduate programs. The McDougald-McLendon Arena, within half a mile of most Campus Hills homes, draws crowds for NCCU Eagles basketball and volleyball games. Durham Technical Community College is a few blocks east of NCCU. Durham Tech partners with local high schools, including Hillside, to offer dual enrollment courses in a variety of subjects. The community college is also active in the community, sponsoring the Campus Harvest Food Pantry and the Briggs Avenue Community Garden. The 45-acre urban garden is designed to increase food security and build community connections by providing Durham families with a space to grow their own healthy foods and learn about sustainable agriculture/pollinator conservation.

Indoor and outdoor recreation at Campus Hills Park
Resting at the heart of the neighborhood, Campus Hill Park features a playground, tree-shaded picnic areas and a multi-use athletic field and horseshoe pits. Renovations to the park’s baseball field in 2021 included new lighting and a new irrigation system. Campus Hills Park also provides greenway access to the American Tobacco Trail. The Irwin R. Holmes, Sr. Recreation Center has an indoor pool, reservable racquetball courts, exercise equipment and a dance studio.

Fayetteville Street restaurants and retailers nearby
For groceries and other everyday essentials, Campus Hills residents can head to the Food Lion on Fayetteville Street. The grocery store is only about 2 miles west of most homes. Nearby, Let’s Eat Soul Food and Kales Kitchen are two locally owned eateries popular for Southern-style comfort food. Roberts says that Fayetteville Street is where most locals go for everyday shopping and dining, but that downtown is where they head for special occasions. “There’s an awful lot going on downtown these days,” he says. Beyond the Durham Bulls Athletic Park, home to the city’s minor league baseball team, and the Durham Performing Arts Center, which hosts live music, comedy shows and Broadway performances, there are restaurants galore.

Between downtown Durham and RTP
Downtown is just a few miles north, on the other side of the Durham Freeway, a main thoroughfare that runs northwest-southeast through the city. Duke University and Duke University Hospital, major local employers, are within about 8 miles of Campus Hills. The drive northwest to the hospital typically takes less than 20 minutes via the freeway. Research Triangle Park, a regional employment hub, is about 6 miles southeast. Interstate 885, which runs past the neighborhood's east side, connects to RTP. However, residents can avoid the busy interstate during rush hour by taking South Alston Avenue and East Cornwallis Road instead. GoDurham stops line both main thoroughfares, providing bus service throughout the city.
