More people are coming than going from this booming locale brimming with benefits. Southpoint is one of Durham’s most desirable locations defined by its accessibility. Residential pockets are situated near one of the Triangle region’s retail hotspots, The Street at Southpoint. “The convenience is by far the biggest draw,” says Barbara Levine, a Realtor with Coldwell Banker Advantage who has been selling in the area for 24 years. “Southpoint is a walkable area with a lot of shopping and dining, and it’s convenient to both UNC and Duke hospitals and the airport. Everything you need is right there.” Being conveniently positioned along Interstate 40 also means commuters are highly connected to downtown districts in Durham, Raleigh and Chapel Hill.

Streets at Southpoint anchors community
The bustling Streets at Southpoint is the community’s commercial anchor. The indoor mall’s growing directory of more than 170 stores, restaurants and fitness centers includes Belk, Foot Locker and Nordstrom. Chain eateries like The Cheesecake Factory, Firebirds Grill and food court options will suit almost every taste. There’s also an AMC theater when locals want to catch the latest blockbuster. More shopping options sit along Highway 54, including SouthPoint Crossing and Renaissance Village, which have an array of salons, eateries and big box stores like Harris Teeter and Target. “Just up Fayetteville Road, Nantucket is a popular spot, and Bocci is a good, local Italian restaurant,” Levine says. Southpoint’s convenience isn’t limited to retail and restaurants. Make the 12-mile trip along Interstates 40 and 885 to Durham Performing Arts Center to see a touring off-Broadway show, or travel 16 miles east to see the Carolina Hurricanes in action at PNC Arena.

Townhouse communities and quiet suburban pockets
Newcomers to Southpoint will find a selection of condos and townhouses with $200 homeowners association fees to cover parking and trash costs. Those closer to the shopping hubs will deal with much more traffic noise than people living on the neighborhood’s residential outskirts lined with colonials, ranch and new traditional homes. Garages are the common denominator among all of these options. Although the subsections within the community are walkable, locals depend on their cars to navigate I-40 and the surrounding area. Prices range from $235,000 to $785,000, and homes here do not stay on the market long. “There is always low inventory in that area,” Levine says. “The home I sold only lasted five days on the market because of the location.”

Access to the American Tobacco Trail
Access points to the American Tobacco Trail are dotted throughout the area. Locals can step onto the winding 22-mile pathway that winds along an old railroad track and connects people to downtown Durham. Nearby Piney Wood Park’s playground is where kids can burn off some energy. It’s also the site of the first dog park in Durham and features a youth baseball field and pickleball courts. “A lot of people also like to go to Jordan Lake, which is down Highway 751,” Levine says. “There are small beaches, and people can go boating.” The shores of the nearly 14,000-acre reservoir sit roughly 18.5 miles south of Southpoint.

Southpoint straddles I-40 for convenient commutes
Split down the middle by Interstate 40, Southpoint means locals are highly connected to the rest of the Triangle area and the state. They can visit Chapel Hill nearly 10 miles east or head to downtown Durham by taking I-40 and State Route 55 for 10 miles north. Traveling 21 miles southeast links locals to downtown Raleigh. It’s a shorter commute to Raleigh-Durham International Airport, just over 11 miles from Southpoint. While townhouses and condos closer to the freeway will make for more traffic noise, Levine says, “The suburbs are far enough away that it isn’t an issue.”

Magnet programs offered at Durham Public Schools
Students living in Southpoint are zoned for Durham Public Schools. They’ll begin their education at Parkwood or Creekside Elementary schools, which have C-plus and B-minus ratings from Niche, respectively. Students will later filter into B-rated Sherwood Githens Middle School or C-rated Lowe’s Grove Middle School, which offers a STEM magnet program. At Hillside High School, which gets a B-minus from Niche, students can apply to the Business and Finance Academy, which offers specialized career courses in finance, engineering and health sciences. Jordan High School also serves students in Southpoint and earns a B-plus from Niche. The neighborhood is also within 10 miles of The University of North Carolina at Chapel Hill and Duke University. North Carolina State University is roughly 19 miles away.
