A historic neighborhood by Cape Cod Bay
South Duxbury is a New England community in Plymouth County that is rich with American history while encapsulating a coastal lifestyle. “There’s an emphasis on preserving the history,” says Kelsey Berman, a Realtor with Waterfront Realty who was born and raised in Duxbury and has been selling homes in the area for 11 years. “It creates a warm feeling and quaint experience throughout the neighborhood.” South Duxbury sits west of Cape Cod Bay and is tucked between Duxbury Bay and Kingston Bay, making waterfront living and activities vital to everyday life. With more than 70 percent of the town’s residents having received an associate’s degree or higher, it is no surprise that the town has an A-rated public school system. More than half of the population works in management, business or science roles, and the median household income is $120,267. The crime score for South Duxbury is 1 out of 10, significantly lower than the national average of 4.

New England-inspired homes dot the landscape
Sitting on idyllic streets covered by deciduous trees and grassy lawns, homes in South Duxbury date from the 1850s to the present day, with spacious lots averaging from half an acre to over two acres. “There’s a lot of mixed architecture in the area that really adds to the historical feeling,” says Berman. Smaller Cape Cods start around $700,000 to $950,000, and those over 3,000 square feet can list anywhere between $1 and $2.5 million. Stately Colonial Revivals start at $1 million and can fetch $4 million. Recently developed New Traditional homes are peppered throughout the community, and oceanfront properties, some with docks that lead directly to Cape Cod Bay, are usually priced between $2 million and $4 million. There are very few condos and townhouses in the area, with studio units listed around $200,000 and two-bedroom townhouses at $800,000. Homes in designated flood zones may require the purchase of flood insurance.

Waterfront activities by Duxbury Bay
Boating and waterfront living define the community’s recreational aspect of life. Beaches such as Standish Shore and Shipyard Lane Beach have small docks that lead to the water. “We are unique in that residents are allowed to drive on the beaches,” says Berman. “I grew up doing it; it’s always been the tradition here.” On Friday nights, people come to hang out and listen to music while relaxing on the shore. Residents can also go swimming and paddleboarding at Duxbury Beach Park, which is about a 10-mile drive north. The Myles Standish Monument State Reservation stands tall as a beacon of history and doubles as a popular spot for walks and hikes. A 130-foot statue of Myles Standish, a colonist and English military officer known as the founder of Duxbury, welcomes people as they enter the park. In the summer, people can walk up to the top of the monument and see ocean views, and the pavilions are open for picnics or barbeques. The town’s recreation department offers many sports programs and outdoor activities, including horseback riding, pickleball, field hockey, soccer and basketball. The indoor Percy Walker Pool is open to everyone in the community who has memberships or daily passes, offering swim lessons and water aerobics classes.

Then, they continue to Alden School for grades 3-5 before advancing to Duxbury Middle School, both of which have an A-minus. Duxbury High School scores an A and provides students with rigorous curriculums, including a manufacturing and engineering pathway and the Global Citizenship Program. The high school also has a STEM department and gives students internship opportunities for their senior projects.

Duxbury Marketplace, the area’s shopping plaza, has local restaurants and businesses. Brothers Marketplace—Duxbury is across the street, providing residents with fresh produce selections and household essentials. Chestnut Street Grille, run by a local family, is down the road with classic American fare. The restaurant is open until 1 a.m. on most nights and serves breakfast on Sunday mornings. Located along the area’s main thoroughfare, Tremont Street, Bluefish River Tavern is popular for its laid-back, yet lively atmosphere, and a hearty menu featuring prime rib specials, seafood entrees, flatbread pizzas and specialty cocktails. Along the Duxbury Bay coastline, the Raw Bar at Island Creek Oyster Farm serves New England seafood and offers outdoor seating with waterfront views. French Memories is several blocks away, and it has freshly baked goods, eclairs and macarons. The nearest Target and Stop & Shop are in Kingston, about 5 miles away, and Walmart is next door in Plymouth. “Sixteen years ago, there weren’t many dining options in the area, but now there are more,” says Berman. “It’s nice that you don’t need to drive to the city [Boston] for a good meal.”
