Valnova brings outdoor recreation close to home

Located in the foothills just north of downtown Eagle, Valnova is a master-planned neighborhood built around its natural surroundings. Nearly 3,000 acres of preserved open space and recreational areas make the outdoors a constant presence. The Glencara Recreation Village is the community's central gathering spot, with a lake, swimming pools and pickleball and tennis courts. Miles of trails for walking, biking and hiking connect parks and greenways throughout the area. With more amenities on the way, including a village center with shops, restaurants and an amphitheater, Valnova offers a well-rounded lifestyle in a quiet section of the Treasure Valley.

New homes, price ranges and monthly HOA fees in Valnova

The first residents of Valnova moved in in 2025, so you'll find lots of new construction houses throughout the community. Single-family homes make up the core of the area, with a mix of single-story and two-story designs. They often feature contemporary Craftsman designs with spacious attached garages. Some of the more expansive plans stretch over 3,400 square feet, and certain homes include an oversized RV bay. Townhouses are also available, and there is a planned 55+ section of the neighborhood. As for prices, single-family homes typically range from the upper $500,000s to around $1.3 million. Townhouses can cost between the mid-$400,000s and the lower $500,000s. You'll also have to pay homeowners association fees of about $240 per month, which cover the recreational amenities and fiber optic internet service.

What outdoor recreation is available in and around the neighborhood

With plenty of amenities in the neighborhood and a popular state park just a short trip away, an active lifestyle comes naturally in Valnova. The Glencara Recreation Village is the main hub of activity in the area. "There's 50 miles of paved paths through the community," says Rebekka Hauskins, a Realtor at Point Realty LLC with five years of experience. "There's an indoor and outdoor pool, and coming up there will be a fitness center and a golf course. It's a very cool community." In addition to the pools, you can also spend time at the 2.5-acre lake in the neighborhood, which is open for swimming and paddleboarding. For more recreation, you can head to Eagle Island State Park. This roughly 545-acre site along the Boise River features a sandy swimming beach, grassy picnic areas, a waterslide and more than 5 miles of trails.

Where to go for shopping and dining

While there are not currently any shops or restaurants in Valnova, the surrounding areas have a mix of popular local spots. Some businesses you can visit include:

  • Janet's Cafe, a family-owned breakfast and lunch spot with omelets, pancakes, burgers and sandwiches
  • 3 Horse Ranch Vineyards, a vineyard in the Eagle foothills with estate-grown wine and French-American dining
  • Rembrandt's, a lively bistro in downtown Eagle known for its eggs Benedict and avocado toast
  • Smoky Mountain Pizzeria Grill, a casual spot for pizza, pasta and sandwiches
  • The Village at Meridian, a large outdoor shopping center with stores, restaurants and a movie theater

Students can attend West Ada schools

The West Ada School District serves Valnova. Students can attend Independence Elementary School before moving on to Star Middle School, which earns an A-minus from Niche. They then advance to Eagle High School, which gets a B-plus rating and provides Advanced Placement courses, career and technical education pathways and dual credit opportunities through Boise State University and other local colleges.

How far to Eagle, Boise and the airport

Despite its location in the foothills, Valnova is not too far from the surrounding communities. "I think the illusion is that it's far out there, but really from Valnova to Highway 16, you're 2 minutes," says Hauskins. "From Valnova to the heart of downtown Eagle, you're probably maybe 12 minutes. You're very close to schools, very close to all the restaurants." Living in the neighborhood generally requires a car. Here are some driving distances to notable destinations:

  • 11 miles to downtown Eagle via state Highway 16 and Beacon Light Road
  • 22 miles to Downtown Boise via state Highway 44
  • 27 miles to Boise Airport on Interstate 84
