Close-knit Latino community in Carthage Place
Carthage Place is a close-knit Latino community in Eagle Pass, not far from the Rio Grande River and the U.S.-Mexico border. Located just south of the city’s main commercial corridor, this neighborhood allows residents to live minutes from chain restaurants and stores and walking distance to locally owned favorites for tacos and Mexican fare. “You don’t have to speak Spanish to live here, but it’s definitely best if you do,” says Francisco Mauricio, an experienced Realtor with La Cantera Real Estate.

Mesquite and palm trees on every street
For Southwest Texas, Carthage Place offers a fair amount of green space. Mesquite and palm trees are on every street, and some front yards have enough coverage for shade. According to Mauricio, the neighborhood was built out in the 1980s and ‘90s. It features brick and stucco ranch-style homes on modest lots just under a quarter-acre. New construction properties have introduced more modern designs, as well as a few two-story residences. Roughly, prices range from $200,000 to $300,000, but only seven homes were sold in the last year, limiting sales data.
Carthage Park is a small neighborhood park with picnic tables in Carthage Place.

Eagle Pass Independent School District
The Eagle Pass Independent School District, graded an overall B-minus by Niche, serves Carthage Place. San Luis Elementary, graded C, is a little over a mile from the neighborhood. Memorial Junior High earns a C-plus and is less than a mile away. C.C. Winn High, graded B-minus, is about 3 miles from Carthage Place. The school offers dual credit, advanced placement and advanced technical courses.
Lakeside views at Maverick County Park
At the heart of the neighborhood is a small playground for local kids. More recreational space is up Bibb Avenue at Maverick County Park, located on the grassy shores of Maverick County Lake. The quiet waterfront green space features a pavilion, walking paths and a playground, making it a popular spot for exercise and dog walks.

Shifting tides at the Mall de las Aguilas
Eagle Pass’s main commercial corridor, Bibb Avenue, is lined by chain restaurants and big-box stores, from Whataburger and Chick-fil-A to Walmart and Kohl’s. Also on the strip is Mall de las Aguilas, which features well-known retailers like JCPenney, Marshalls, Hibbett Sports and Burlington. New investors bought the mall in August 2024, which according to Mauricio has people hopeful they will bring in new brand-name stores. “Until then, people drive 2 hours to San Antonio for luxury stores,” he says. While Bibb Avenue is less than a mile away, there are a few popular local eateries even closer. Takitos Con Sabor de Chavarria is a food truck anchored within walking distance of the community. Having gone viral on Tiktok several times, the casual eatery has gained quite a following for its mouthwatering quesabirria tacos.
Mall de los Aguilas is a place to shop and stroll.
Burlington is a popular destination for clothes and baby needs near Carthage Place.

Three ways in and out of Carthage Place
Carthage Point is at the crux of three main roads – El Indio Highway, Veterans Boulevard and Bibb Avenue – which makes it easy to get in and out of the neighborhood. Eagle Pass is largely car-dependent; however, Southwest Area Regional Transit has two routes with stops in the city. Fort Duncan Regional Medical Center is 3 miles away, and Maverick County Memorial International Airport is less than 15 miles away. The closest metro to Eagle Pass is San Antonio, roughly a 140-mile drive from Carthage Place.
US 277 is one of the main routes through Eagle Pass.
El Indio Highway connects Eagle Pass neighborhoods.
