Change in the heart of Eagle Pass

Downtown Eagle Pass sits on the edge of American soil and the cusp of a major revival. The growing community is the beating heart of Eagle Pass, a city sprawled along the Rio Grande River that serves as the Maverick County seat. Two International Bridges cross from the town into Piedras Negras, Mexico, earning it the nickname La Puerta de Mexico, or “Mexico’s Door.”

International trade is the backbone of Eagle Pass’s economy, so life downtown is accompanied by freight train horns and rumbling tracks. According to resident Yolanda Rivas, the broker and owner of Savir Real Estate Services, the community is close-knit and Spanish-speaking. “We’re a small border town,” she says. “Everyone is friendly and knows each other. People are helpful; they’re there for you.”

Along Main Street, longstanding local businesses sit by storefronts undergoing significant renovations. In 2024, the city received $3.5 million from the United States Department of Commerce Economic Development Administration and grants from various other organizations to revitalize downtown. “It’s been quiet for years, and now I’m handling a lot of new construction — commercial and residential,” Rivas says.

The International Friendship Festival

The Eagle Pass and Piedras Negras communities have for more than 60 years joined together for the International Friendship Festival. Every March, for an entire weekend, downtown is taken over by brilliant colors, live music, dancing residents and delicious food, Riva says. “It’s awesome. Everyone comes together and greets each other. There are food trucks with Mexican appetizers and little vans selling carnival stuff.” The Abrazo, which means “embrace” in Spanish, is the festival’s main event, in which Mexican and American citizens line up across the International Bridge and hug each other.

Historic bungalows and ranch-style homes

Downtown Eagle Pass has fewer than 100 residential properties. The neighborhood’s small housing stock comprises historic, midcentury bungalows and ranch-style houses that don’t come up for sale often. Only one home sold in the last year and one is on the market now, so the rough median list price is $209,500.

School spirit at Eagle Pass High

Downtown Eagle Pass students attend schools in the Eagle Pass Independent School District. The district only has two high schools, so it's no rarity for students to graduate with friends they made in kindergarten. Juan N. Seguin Elementary is currently ungraded on Niche, but Eagle Pass Junior High earns a C-plus and Eagle Pass High scores an overall B. Homes of the Eagles, Eagle Pass High is brimming with school spirit. Locals rep the school colors, burnt orange and white, as they take to the bleachers for Friday night football games. The school is known for its dedicated faculty, standing out with an A-minus for teachers on Niche.

San Juan Plaza and the undetermined future of Shelby Park

San Juan Plaza is just a few blocks north of downtown. Its paved walking paths and grassy green space are shaded by mature pepper and mesquite trees. At the center is an elevated gazebo transformed annually when the park is lit up by red, green and gold Christmas lights.

Downtown Eagle Pass’s main green space, Shelby Park, is a point of contention for many in the community. Only a year ago, the riverside park was a popular spot for fishing and a starting point for many trips down the Rio Grande, thanks to its boat ramp. Families would bring kids to the park to play soccer and baseball. The state seized the space as a part of Operation Lone Star in 2024, and its future remains unclear despite local protests.

Barbacoa at Piedras Negras Tortilla Factory sells like hotcakes

Unsurprisingly, Downtown Eagle Pass has no shortage of authentic Mexican cuisine. Piedras Negras Tortilla Factory is a popular spot to pick up lunch, so much so that folks have to get there early because the authentic barbacoa typically sells out by noon. Molcajete offers delectable lunch specials, but its the breakfast plates that bring locals running. Eagle Grocery is within walking distance of anyone living downtown. Chain shopping and dining options can be found less than 2 miles west of downtown on Bibb Avenue. The strip features franchises like Chick-fil-A and Fuddruckers as well as big-box stores such as Walmart. Mall de las Aguilas is also in this commercial corridor with a movie theater, JCPenney, Burlington and other retailers.

Over 100 miles from San Antonio

The closest metro, San Antonio, is 140 miles northeast of Eagle Pass. U.S. routes 277 and 57 are the main ways of getting in and out of town. The closest interstate, I-35, is about 90 miles away. Southwest Area Regional Transit has two fixed routes that run through Eagle Pass. The nearest international airport, Maverick County Memorial International Airport, is just over 10 miles up U.S. 277. The Fort Duncan Regional Medical Center is the closest hospital, about 3 miles away on the city’s west side.
