Medford bedroom community and the gateway to Crater Lake
Situated 20 miles north of Medford, Eagle Point is a sleepy town of about 10,000 people in the Rogue Valley. The Cascade Range surrounds it to the east, and the Klamath Mountains to the west. The city is called the ‘Gateway to the Lakes’ of Jackson County because it is near over a half-dozen lakes and reservoirs. It is also a regional golf destination. “Eagle Point is a bedroom community in Southern Oregon known for the Robert Jones-designed golf course and as the gateway to Crater Lake,” says eXp Realtor Adam Rutledge, who has over a decade of experience selling in the region. “And people fly from all over to see Crater Lake. It’s one of the deepest lakes in the world. It’s a caldera, meaning a mountain blew its top at some point and left us with this beautiful national park.”

Fishing and rafting along the nearby Rogue River
Eagle Point maintains about a dozen parks and recreation sites throughout the city. Bob Moore Park is the community’s primary gathering spot and where the annual Christmas tree lighting takes place. The seasonal Spray Park is a hit with kids in the summer. The Eagle Point Golf Club is a top-tier golf facility open to the public, with on-site dining and a resort. Outdoor access is what it’s all about in the Rogue Valley, because of the mountain lakes that are surrounded by the Cascade Range. “The Rogue River itself is a massive attraction and runs just outside town. There is a lot of rafting and fishing along the river,” Rutledge says. “A half-hour away is Lost Creek Lake, a big boating reservoir. And there’s a lot of hunting in the area, anything from bear to elk, turkeys, deer.”

Midcentury homes in downtown Eagle Point and contemporary builds
In early 2025, the 12-month median home price in Eagle Point was around $525,000, more than 25% higher than the national number but on par with housing in broader Oregon. Close to downtown, housing is smaller, with an inventory of midcentury ranch-style homes under 1,500 square feet. “Most of the homes here are more contemporary because Eagle Point didn’t really take off until they opened the golf club in 2000,” Rutledge says. “This area is a little more affordable than Medford and has a ton of new construction happening in the golf course community and the north end.” Smaller homes downtown can be priced under $400,000, while homes in the golf course community can be as high as $850,000.

Music on Main is the calendar's annual highlight
Though Eagle Point is small, the community still comes together for several annual events. Music on Main Street is among the calendar highlights held in the summer each year. The event held at Bob Moore Park shuts down part of Main Street each year for a display of live music, vendors and food trucks. At the same park, the annual 5K Fun Run/Walk occurs on the Fourth of July, and after, there is an Independence Day parade and fireworks show. “The Pear Blossom Parade & Festival in Medford has been going on since 1954,” Rutledge says. “Before it got developed, Southern Oregon used to be the pear capital of the world.” The 2025 event in downtown Medford included 4,000 parade participants and upwards of 30,000 people lining the parade route.
Mom-and-pop shops along Main Street
Eagle Point has a small commercial stretch along Main Street with a few service-based businesses and mom-and-pop dining establishments. “The Barbwire Grill is a great hole-in-the-wall breakfast spot downtown. You’ve got a handful of really good restaurants around town, and people come from all over to go to The Butcher Shop on South Shasta Avenue,” Rutledge says. More shopping and dining are off State Route 62, known locally as Crater Lake Highway. Among the businesses are a hardware shop and an auto parts store, but Walmart is the area’s retail anchor. Residents looking for a broader retail experience or more restaurants may travel to nearby Medford.

Getting around Eagle Point and the closest hospital and airport
Eagle Point has direct access to state Route 62, which runs 12 miles south to Medford. Access to state Route 140 is about 10 miles south in White City. The town is primarily residential, with minimal traffic, even along main thoroughfares like Crater Lake Highway. For those who rely on public transit, the Rogue Valley Transportation District operates limited bus services in town and to other communities in the valley. The nearest medical facility and airport are south in Medford. “We have the Rogue Valley International Medford Airport here, which is super convenient, but it’s only international due to cargo planes that come through. You can’t go through customs here,” Rutledge says. There are 11 direct flights out of the airport, though most flights connect through Seattle, Portland or San Francisco.
Rogue Valley climate, significant wildfire risk and crime statistics
The climate in Eagle Point is categorized by warm summers with temperatures in the 80s and cool winters with temperatures in the mid-to-upper 40s. “We don’t get soaked like in the Willamette Valley from Portland to Eugene, which get double or triple our rainfall,” Rutledge says. “Here on the Rogue Valley floor, we see snow between one and three times a year, and it rarely sticks around for more than a day. But you’re about a 45-minute drive from Mount Ashland, a ski area with a ton of snow.” Due to its rural location and surrounding natural area, Eagle Point has a significant wildfire risk. Peak wildfire season is in August when smoke is known to collect in the valley’s air for a few weeks. According to data from the FBI, violent crime in Eagle Point has decreased 31% from 2022 to 2023, while property crime increased 5.3%.
