Nineteenth-century Second Empire and Georgian Revivals coexist with 21st-century New England Costal Traditional homes. Some were built as recently as 2023, and construction in the area is ongoing. “The way East Greenwich is trending, it could be a mini Newport in the next 10 to 20 years. Newport is a very old money, established town on the water, so nothing can ever really compete with it, but I believe that East Greenwich, especially downtown, will be all built up and very expensive soon.” Currently, prices start at around $500,000 and can reach up to $1.3 million, depending on age, square footage, waterfront access and proximity to Main Street. Some of the larger Second Empire and Georgian Revivals have been renovated into multi-family properties, which are often rented rather than bought. Flooding can be a concern for homeowners closer to the water; streets with the highest risk of taking on water during storm surges are east of Main Street.A-rated East Greenwich Public Schools and post-secondary education at Brown University
Many neighborhood kids attend James H. Eldredge Elementary, which is conveniently located within half a mile of most Downtown East Greenwich homes. They often continue to Archie R. Cole Middle and East Greenwich High, where the Pathway Endorsement program allows them to concentrate their studies in specialty fields, such as computer science, visual arts or finance and entrepreneurship. All three of the public schools earn A grades from Niche. “The schools are top-notch, arguably the best in the state,” St. Ours says. East Greenwich High offers a Pathway Endorsement program in which students choose a focus for their studies and earn a Pathway designation for their transcripts and diplomas upon graduation. The designation is designed to show colleges and employers that the graduate has a deep knowledge of the concentration subject matter. Pathway options include computer science, graphics communication technology, visual arts and more. Brown University and the University of Rhode Island’s Providence campus are both about 15 miles north. URI’s Kingston campus is also close, about 18 miles south.Neighborhood playgrounds and coastal adventures in Goddard Memorial State Park
There are several parks in and around Downtown, including Eldredge Field, next to the elementary school at the south end of the community. It has a playground, a baseball diamond, a basketball court and a sunny multi-use field. There are sports courts and fields galore at Academy Field, too, just three blocks north. Barbara M. Tufts Memorial Park, to the east, features yet another community playground, along with waterfront access to Greenwich Cove. “A lot of people have boats, kayaks or paddleboards,” St. Ours says, observing that for locals who don’t have their own docks, living within easy reach of a public access point or a marina is important. The East Greenwich Marina and the boat launch at Barbara M. Tufts Memorial Park are within a mile and a half of most homes in the neighborhood. The East Greenwich Yacht Club has been a fixture on the coastline since 1909, hosting regattas, club cruises and year-round social events. It’s also home to the Greenwich Bay Sailing Association, a summertime junior sailing program open to members and non-members alike.Goddard Memorial State Park is just across Greenwich Cove. The 400-acre state park offers miles of bridle trails and an equestrian show area. Much of the park is densely forested, featuring more than 80 different species of trees, but there’s also a sandy beach, where visitors can fish and swim. In the summer, there are lifeguards on duty. The park’s 9-hole golf course opened in 1939 and gets so busy that all tee times must be scheduled in advance.
Main Street boutiques and eats
On the east side of the neighborhood, East Greenwich’s Main Street is lined with boutique retailers and local restaurants. This two-lane road is bustling with activity. But the sidewalks are wide, offering ample space for strolling under the striped awnings of the colorful, coastal New England buildings. Swinging wooden signs hanging from curled wrought iron arms advertise businesses. The Greenwich Odeum remains a popular spot for entertainment since it opened in the 1920s at the end of the vaudeville era. Today, it’s a well-attended live music and comedy show venue. Tucked between Main Street and the waterfront, Y.J. Contemporary Fine Art is the largest contemporary art gallery in the state.St. Ours says downtown’s dining scene is especially vibrant. “We have a bunch of local, artisanal coffee places. There’s Seven Stars Bakery, Nook Coffee House and MainStreet Coffee, which turns into an espresso martini bar at night,” he says. St. Ours added that Seven Stars is also a great choice for lunch, as is Tio Mateos Mexican Grille & Greenwich Bay Gourmet, a unique storefront combining two restaurants under one roof. And for dinner, St. Ours says Rasa, an Indian restaurant, and Greenwich Bay Oyster Bar can’t be beat. “Some are little regional chains, but most of them are small, mom-and-pop, local spots, which is great,” he says. As for groceries, there’s a Dave’s Fresh Marketplace just a couple miles west.
Rhode Island Public Transit and Interstate 95 provide commuting
Rhode Island Public Transit Authority, or RIPTA, provides bus service throughout the state. Residents can catch the bus from stops along Main Street, near the east end of the neighborhood. Main Street, also known as U.S. Route 1, runs north-south, following the coastline through East Greenwich. Going north, it heads toward the Rhode Island T.F. Green International Airport, about 5 miles away. The drive typically takes less than 15 minutes in light traffic. Interstate 95 is less than 3 miles northwest of Downtown, curving southwest toward West Greenwich and north toward Providence. “It’s like a 15 or 20-minute commute to Providence, which is fine,” St. Ours says, noting that the hospitals there, including Rhode Island Hospital and the Hasbro Children’s Hospital, are major local employers. He adds that General Dynamics Electric Boat is nearby, too, in North Kingstown about 7 miles south. “People fly in from out of state for Electric Boat and live here for a couple years while they’re building submarines for the government, so that’s a pull,” he says. “But there are lot of mid-sized companies here. Amazon just opened up a hub in Rhode Island, as well.” Plus, Boston is about 65 miles north, typically an hour-long commute by car. Massachusetts Bay Transportation Authority provides commuter rail service north to Boston; the closest train station to Downtown East Greenwich is at the airport.
