East Hampton North offers spacious lots near the water
East Hampton North has spacious properties and a peaceful atmosphere near Long Island’s south shore. The community is minutes from East Hampton Village’s active main street but maintains a quiet feel. Located in The Hamptons, one of Long Island’s most affluent regions, the area features multi-million-dollar homes with high-end amenities and easy beach access.
The local atmosphere and housing scene
The community offers a quiet home base while still being close to East Hampton shopping. “People come here for proximity to town,” says Diane Shifman, a local real estate expert with Compass who has lived in the area for around 20 years. “The streets don’t have as much tree cover compared to nearby communities like Northwest Harbor, but you are closer to the village and it’s a bit quieter than being right in town.” Houses here sit on spacious lots, some well over an acre, and mature trees and fences provide privacy between neighbors. While some homes date back to the early 20th century, most were built after 1970, with charming coastal cottages, Colonial Revivals and Craftsman-style bungalows lining the streets. Single-family homes start at around $1.1 million and reach $7.7 million, while condos and townhouses range from the upper $800,000s to about $2.3 million.
Seasonal versus year-round living
“About half the people who own here are year-round residents, and half just live here in the summer,” Shifman says. “Our population nearly doubles in the summer.” The warmer months bring larger crowds and more tourists, while winter offers a secluded, quiet feel. Here’s what potential buyers should know about seasonal living in the East Hampton area:
- Some businesses have reduced hours or are closed during the off season.
- Freeze protection like insulated pipes and low-temperature sensors, as well as trimming dead branches close to the home, can reduce the potential for freeze damage while you’re away.
- Owners thinking about renting out their home while out of town need to abide by local minimum rental period restrictions.
The local school district and nearby private options
East Hampton Union Free School District serves the area, with three highly rated public schools within a short drive. Suffolk County Community College’s partners with the district, and high schoolers can earn dual credit through its Early College Program. There are also private options nearby, including Ross School, a boarding and day school serving kindergarten through 12th-grade students.
Beach access and nearby recreation
In East Hampton North, you can reach the beach or the bay in a matter of minutes. The area is known for its waterside views, and tourists frequent the area in the summertime for relaxation and waterside recreation. When it comes to spending time outdoors, you can:
- Spend the day at East Hampton Main Beach
- Play 18 holes on the course or practice your drive at the members-only East Hampton Golf Club
- Take the boat out or cast a line from the shore of Gardiners Bay, a few miles north
- Rent a campsite at Cedar Point County Park, known for its nature trails and historic lighthouse
Shopping in East Hampton Village
Most residents are within two miles of East Hampton’s shopping district, with businesses lining Main Street and Newtown Lane. The area is home to art studios, high-end clothing boutiques and locally owned restaurants. For Italian fare, Cittanuova is the go-to spot for dinner, while Tutto Caffè serves coffee, tea and baked goods. The Palm is a high-end eatery known for its steak and seafood. Citarella is a gourmet grocery store with a popular prepared foods section.
Traveling to New York City and the airport
While the area is largely car dependent, the Long Island Rail Road offers a direct route two-and-a-half hours west to Penn Station in Manhattan, which is typically quicker than driving into the city, which sits just over 100 miles west. For long distance travel, JFK International Airport is around 95 miles away.
