About 6 miles northeast of downtown Richmond, East Highland Park is a Henrico County neighborhood on the rise. “It’s an area that, for a lot of buyers, is a new target,” says Eric Morehouse, a real estate agent with eXp Realty who has sold homes throughout the Richmond area. “Richmond has seen quite a bit of investment, turnover and revitalization in the last 10 years, turning certain locations that would not have been areas of focus into focus. For middle-of-the-road buyers, this is one of those areas.” But even with the recent revitalization of midcentury homes, East Highland Park has longstanding ties to NASCAR, with the community’s Richmond Raceway Complex drawing visitors from throughout the state. Even so, Hannah Pannell, a Richmond local and Realtor with Keeton & Co Real Estate says, "The population has changed over the last five years. At one time, most residents were born and raised here. But now you're seeing young families and first-time homebuyers move in."

Midcentury homes and new construction
East Highland Park has a large collection of homes built before the 1950s, and many of these midcentury Cape Cods and bungalows are getting modern updates. “In East Highland Park, you have the charm of an older home with more modern renovations," Pannell says. While East Highland Park has a prominent flip market, Morehouse says that many buyers are also drawn to the charm of older properties. “A lot of buyers are finding that they like moving into older homes,” he says. “They tend to have better bones.” Several new residences have been built in the past five years to accommodate the community's growing population, including Colonial Revivals with sleek siding and contemporary townhouses. Potential homebuyers can find two- to three-bedroom properties needing updates for between $125,000 and $200,000. Most homes run in the $220,000 and $290,000 range and have updated kitchens and bathrooms. New builds, including both single-family homes and townhouses, can cost around $300,000 to $350,000.

Entertainment options from NASCAR to concerts
The Richmond Raceway Complex is a major entertainment destination at the center of the community. Many gather for annual NASCAR races, including the Cook Out 400. Other events like the Virginia Bridal and Wedding Expo are also held at the complex's exhibition halls. Beside the facility, Virginia Credit Union LIVE!, a large amphitheater with about 6,000 seats, hosts concerts and other live performances. While there are some Greater Richmond Transit Authority bus stops in East Highland Park, the area is mainly car-dependent. Race-day or post-concert traffic can cause backups on Laburnum Avenue. “The raceway does bring in people who are traveling,” Morehouse says. “But it’s not the type of thing that’s busy seven days a week.” It’s 6 miles to downtown Richmond, and nearby interstates 95 and 64 offer access to the city and surrounding areas. For air travel, the Richmond International Airport is about 10 miles east.
