“The demand is super strong,” says Gregory Hanner, the owner and broker of Garden Realty who grew up in Niantic. “People love Niantic, and the positive thing about it is the majority of the properties are outside the flood zone — they’ve got decent elevation.” He says bayfront communities like Crescent Beach are mostly second homes that owners rent to vacationers, and houses close to downtown are typically occupied year-round. Rental options include apartment buildings and single-family properties.

East Lyme Public Schools earn top ratings

Kids can go to East Lyme Public Schools, a district that gets top ratings. From kindergarten through fourth grade, kids can attend Niantic Center School and then go to East Lyme Middle School and East Lyme High School. Hanner says the East Lyme Vikings football team plays their rivals, the Waterford Lancers, every Thanksgiving. Known as the Battle of the Bay, the annual tradition brings out big crowds.

Commuting options to New York and Boston

Interstate 95 is less than 10 minutes away and is the main route to New York and Boston. Depending on traffic, you can get to:

  • New York in two and a half hours
  • Boston in two hours
  • Hartford in one hour
The nearest Amtrak station is in New London, 20 minutes away. Here, you can take the train to Boston, a trip that’s around an hour and 50 minutes, or to New York, a trip that’s roughly two hours and 40 minutes. The Southeast Area Transit District offers bus service to Waterford and New London.

Niantic’s village is centered around where Pennsylvania Avenue meets Main Street. Here, you can eat at several locally owned restaurants, like Skippers Seafood Restaurant, a walk-up counter with picnic tables overlooking the bay. The Black Sheep is a popular restaurant known for upscale Irish dishes and pub food. The Book Barn is a used bookstore that has three locations throughout the town. The Main Barn is the largest location and has goats, cats and gardens. The closest grocery stores are Stop & Shop and Costco near I-95.

Beaches, a boardwalk and boating for recreation

The over 1-mile Niantic Bay Boardwalk downtown is one of the area’s biggest attractions, offering views of the Niantic Bay. “There’s nothing else like that on the Connecticut coastline,” Hanner says. “I love to do that walk at sunrise — it’s breathtaking.” The boardwalk leads to Hole in the Wall Beach, a popular spot for sunbathing and swimming. McCook Point Park also has a beach, and it provides green space, a playground and a bandstand for summer concerts. Boating is popular, and marinas here include Port Niantic and Three Belles Marina. For hiking, the Oswegatchie Hills Nature Preserve is nearby. Other attractions here include the Niantic Bay Playhouse and the Niantic Children’s Museum.

A walkable village center, but you still need a car

Niantic’s village center is pedestrian-friendly, and most residential streets have sidewalks. However, you’ll still need a car to get to amenities like a grocery store. There are no bike lanes, though some people ride their bikes for fun along the boardwalk.
