An 18th-century town within Warwick
Homes in the Warwick neighborhood sit amidst a landscape of state-protected game lands and preserves in southeastern Pennsylvania. Situated between 20 and 25 miles north of West Chester, the neighborhood offers scenic vistas, homes that often sit on an acre or more of land and a reserved atmosphere. “People are moving out there to move away from West Chester and to get more land,” says Steve Laret, the owner and CEO of the Steve Laret Real Estate Team. “Warwick is a very sought-after area.”
Residents have close proximity to a number of recreational opportunities, and the multiple nearby preserves span thousands of acres, with a bevy of native plants and animals, miles of trails, fishing opportunities and more. The jewel of the neighborhood lies in St. Peter’s Village, which sits in the eastern half of Warwick. The 18th-century, quarter-mile-long community transports visitors back in time and is listed on the National Register of Historic Places. Locals can stop into eclectic bakeries, browse area artisans’ craft by trade of woodworking or glass-blowing, peruse antiques or find their way to the Inn at St. Peter’s Village for a meal to finish off the day.
Expansive preserves, game lands and more
State Game Lands 43 is the region’s most prominent recreational area, spanning over 2,500 acres in total and split across several sections. The game lands take up much of the western half of Warwick. “It’s a gorgeous area,” Laret says. “It’s far less populated. It’s great for jumping around on rocks and swimming in the river.” In north-central Warwick, Natural Lands’ Crow’s Nest Preserve occupies over 700 acres and is lined with miles of hiking trails and a nature playground. Hunters can also go there in season, and anglers cast lines in French Creek, which runs through the preserve and much of the neighborhood.
Buzzard’s Trail runs for 5.5 miles in the northern part of the neighborhood and is part of French Creek State Park. The park sits mostly north of Warwick, but some of its 7,730 acres bleed southward into the neighborhood. Warwick County Park takes up more than 530 acres and offers opportunities for fishing, scenic views and hiking, including half a dozen trails to choose from. In southern Warwick, the Thomas P. Bentley Nature Preserve has trails winding around over 100 acres of land. Other preserves and recreational clubs sit in the surrounding area. Golfers can hit the greens at Stonewall Links’ northern golf course, and the Hopewell Flower Farm offers patrons colorful blooms for any occasion.

Homes on larger lots in Warwick
Single-family homes are scattered throughout Warwick, many on an acre or more of land. “It’s more center-hall colonial-styles,” Laret says, “and when you get out to Warwick, you get a lot more farms.” Architectural styles can include colonial-style homes, ranch-style homes, Cape Cods and custom designs. Homes date to a wide range of periods, as well. Some properties were built in the mid-1800s, while were built as recently as the late 20th century or early 2000s. The neighborhood also has a CAP crime score of 1 out of 10, lower than the national average of 4.
Prices typically fall between $350,000 and $450,000 for older homes, while larger custom homes on more acreage can cost from $500,000 up to $750,000. Still larger, more expansive properties can be priced at $1 million or more. Laret says the acreage, and the privacy and separation that come with it, is a draw for neighborhood residents. “People get themselves a little bit of space and sanity,” he says.

Restaurants in and around Warwick
Restaurants in the neighborhood are primarily concentrated along Ridge Road, which runs through Warwick and splits the area into northern and southern sections. The Brandywine Branch Bistro offers farm-to-table dishes alongside drinks in a barn that dates back more than a century. Paola Pizza offers more than just pies out of the oven, with a menu that also incorporates wings and cheesesteaks. Subzero Soft Serve & Deli complements its sandwich options with ice cream and outdoor seating options. The Inn at St. Peter’s Village serves up American fare, with options ranging from salads to burgers, and features a fully-stocked bar. Grocery shoppers can find Aldi, Redner’s and ACME Markets locations within 15 miles of the neighborhood.

A-minus-rated schools for Warwick students
No schools are located within the neighborhood, but French Creek Elementary School sits just beyond the eastern edge of Warwick and scores an A-minus with Niche. About 3 miles east, students can move on to middle and high schools situated side-by-side. Owen J. Roberts Middle School and Owen J. Roberts High School also both receive A-minus ratings, and Niche rates Roberts High the 37th-best high school for athletes in the state.

Several miles or more to highways and state routes
About 5 miles east of the neighborhood, drivers can access several interstates near the community of Morgantown. The Pennsylvania Turnpike, part of Interstate 76, runs close to cities like Harrisburg, Pittsburgh and Philadelphia as it traverses the state. Route 322 is accessible about 8 miles south of Warwick, also spanning the state. About 7 miles east of the neighborhood, motorists can hop on Route 100, and Philadelphia sits about 45 miles east.
