A small, transforming community in East Point
Colonial Hills is a tiny bedroom community surrounded by momentum. Realtor Ashley Kimball of Epic Realty, who has sold homes in the area for seven years, says money is flowing into Atlanta for several key reasons right now. One is Tyler Perry's film studio, the other is the growing Atlanta Beltline, and another is that downtown is hosting the FIFA World Cup in 2026. Being just 7 miles from the downtown area, 2 miles south of the film studio, and 3 miles from the beltline's westside trail puts this community at a growing advantage. "Anytime you can get anywhere near the beltline, that is great. Even if it's an area where the beltline is coming soon," she says. The ripple effects are naturally occurring, and houses here are actively being renovated to sell. However, investment is also happening locally, through everything from the arts to ministry outreach to urban farming.
Colonial Hills is positioned just south of Langford Parkway (GA-166), providing easy access to major highways and the Atlanta metropolitan area.

Colorful craftsman bungalows in Colonial Hills
The neighborhood is a tapestry of small, craftsman bungalows built from the 1930s to 50s — many brightly painted and freshly renovated inside and out. Yards are small, often with concrete paths leading to front doors and sidewalks shaded by tall trees matching the maturity of the homes. New construction, though rare, mimics the area's vintage homes. Prices generally range from the mid $100,000s for investment properties to the $400,000s for larger, more refurbished or newer homes. A fair number of homes are perched on hills. Flooding and other weather extremes aren't really an issue here, according to Juli St George, a Realtor and broker associate with a decade's worth of experience who works for Keller Williams Realty Intown Atlanta. The neighborhood's eastern side is near an active railroad, leading to passing train sounds.
Colonial Hills features predominantly mid-century homes, bungalows, and craftsman-style houses, many with front porches.
Older homes are renovated with an aesthetic refresh while maintaining much of the original architecture.

From homemade comfort food to Atlantic Station
Colonial Hills has a couple of shopping strips where locals can fill up their gas tanks, order southern comfort food at American Wings and Deli and purchase cocktail mixes at the local liquor retailer, Track One Package Store. Downtown East Point, around a mile south, has fan favorites from Thumbs Up Diner for all-day breakfast to Oz Pizza. But Kimball says she'd probably dine on the Beltline if she lived there. She recommends heading there for El Tesoro West End, Wild Heaven. "It's inside a brewery, and it's the best burrito you're going to have anywhere." Locals have a Wayfield, Walmart Supercenter and Kroger within 4 miles for groceries. Atlantic Station is roughly 10 miles north and 20 minutes on the highway for a significant retail center housing popular brands from Banana Republic to H&M and Forever 21.

Mount Glory 1St Ministry Baptist Church is Colonial Hill’s local house of worship. It serves the community not only on Sundays but also by offering evening prayer groups on Wednesdays. Art is also a major bonding point in Colonial Hills and across East Point. “Tyler Perry Studios has brought an enormous amount of infrastructure to the surrounding neighborhoods,” St George says. The film industry’s presence, just north, is felt here in Colonial Hills, where both Central Atlanta Props and Sets — a prop distributor — and Evolv Acting Studio — offering acting classes for all levels — are located. Creatives also shine around a mile west at Black Art in America, a business devoted to preserving African American visual culture. Lakewood Amphitheatre, one of the most popular music venues in Atlanta, is just over 3 miles east.

Tri-Cities High School is known for its performing arts program
Colonial Hills is zoned to Fulton County Schools. Many students take their first academic steps at Hamilton E. Holmes Elementary School, rated C plus on Niche. From there, they filter into the C-plus-rated Paul D. West Middle School and the C-rated Tri-Cities High School. The high school is known for its performing arts magnet program and notable alums, including Andre 3000. One of the most popular private schools in the area, Woodward Academy, is within 2 miles of Colonial Hills.
