Convenient city living in central East Providence

Carpenters Corner is an urban neighborhood in central East Providence, close to the Massachusetts border. At the crossroads of U.S. Route 41 and Pawtucket Avenue, close to stores, restaurants, parks and schools, it’s a uniquely convenient part of the city. “The convenience, that’s really the key feature of the area. Right where the roads merge, there’s plaza after plaza with all kinds of restaurants and businesses. It’s a highly sought-out area,” says Ed Marines, a RealPro by the Water associate broker with decades of experience in Rhode Island real estate.

A mix of single- and multifamily homes

The grid-patterned streets are lined with closely spaced Cape Cod cottages, Craftsman bungalows and Colonial Revivals. Some are single-family homes, but many of the larger properties have been converted into duplexes, triplexes, even quadruplexes. Single-family home prices start close to $230,000 and go up to about $575,000, while multifamily homes sell for between $275,000 and $630,000. The median hovers around the $370,000 mark, below the city median. Close to half of residents rent rather than own, and many stay long-term. “Buyer retention is a factor in the market here. It takes a lot for people to let go of their property here, they don’t sell unless they have to for a job or some specific reason, so inventory is very, very low,” Marines says.

Outdoor recreation at nearby athletic fields and more

Bayside Stadium is home to the Bayside Football Club, a youth soccer organization. To the north, the Hunt House Museum is a Georgian property dating back to the 1840s. It hosts East Providence Historical Society activities and displays artifacts of the city’s agricultural and industrial roots. Parking for the Turner Reservoir Loop is available on Fall River Avenue. The nearly 3-mile hiking trail follows the shoreline across the Massachusetts border before circling back around into Rhode Island. Harry C. Mutter Jr. Athletic Park features a turf soccer field and baseball/softball diamonds, close to the Agawam Playground. The East Providence Skatepark is within a couple miles of most homes.

East Providence School District public schools, private option nearby

Carpenters Corner is zoned to two elementary schools, so students may attend Whiteknact, which earns a C-plus from Niche, or Orlo Avenue, which earns a B-minus. Older students continue to Martin Middle and East Providence High. The middle and high school both get B-minus grades. Rhode Island public school districts allow open enrollment, so students may apply to attend any school in the state, regardless of their home address. East Providence High has served students in the area since the 1880s, but the current building opened in 2021, featuring larger classrooms and expanded athletic facilities. Dual enrollment courses through the East Providence Career & Technical Center are available. Providence Country Day School is a nearby private option for kindergarten through 12th grade. The non-religious, co-ed school earns an A-plus Niche grade.

Quick access to Providence and Massachusetts

Rhode Island Transportation Authority, or RIPTA, bus stops line Pawtucket Avenue and U.S. Route 44. Interstate 195 runs southeast into Massachusetts and west across the Washington Bridge into Providence, about 5 miles away. Depending on bridge traffic, the drive can take as little as 10 minutes. During rush hour, it can take as long as an hour.

Shopping/dining at the intersection of Pawtucket Avenue, U.S. Route 41

Shopping options around the corner of Pawtucket Avenue and U.S. Route 41 include Shaw’s, Stop & Shop and Savers. For dining, there’s Davenport’s, family-owned since 1990 and a favorite for classic New England fare. Gregg’s, a small regional chain, also serves New England-inspired American dishes, while Boston House of Pizza does pizza, pasta and subs. Fast-food restaurants are scattered along the main roads, too, along with car dealerships, banks and medical services. HeARTspot Art Center & Gallery offers classes and coaching. The gallery, free and open to the public, showcases work by local artists.
