New developments in an established Chattanooga suburb

Winding in grassy, interconnected blocks and occasional subdivisions between I-24 and the Tennessee-Georgia border, East Ridge is a dense suburb of older homes experiencing residential and commercial development. "East Ridge is very convenient to Chattanooga, which is attracting more people and businesses to the area and increasing property values," says Cate Goins, an individual agent with Keller Williams who has been selling in East Ridge for 10 years. Ringgold Road cuts through East Ridge, forming a robust shopping and dining corridor between I-75 and Bachman Tunnel. With its own parks and schools, East Ridge connects residents to plentiful local amenities less than 10 miles from hubs in Chattanooga.

Older homes and new subdivisions

East Ridge's dense suburban blocks are home to a mix of one- and two-story single-family styles built in the 1930s through 1960s, pointing red brick and multi-colored vinyl siding over small grassy lots shaded by a handful of mature trees. Cape Cod, bungalow and ranch-style houses needing renovation can start at around $80,000, while move-in-ready options the next plot over might sell for $170,000 to $375,000 depending on its interior updates, square footage and lot size. New construction ranch-style and two-story houses in new traditional craftsman styles have popped up over the past several years, selling for $300,000 to $470,000. "The mix of homes is part of what makes East Ridge so attractive," says Goins. "First-time homeowners can put in sweat equity and know their home will increase in value due to its location, or they can find new move-in ready homes in the active real estate market."

Commuting via Ringgold Road

CARTA bus service does not extend into East Ridge, so residents rely on cars to commute around the greater area. Ringgold Road connects residents to I-24, beginning a 6-to-10-mile drive to the urban amenities of Chattanooga. Locals can also easily hop on I-75 to head further into Tennessee or across the border into northern Georgia.

Shopping and dining along Ringgold Road

Chain and local businesses supply shopping and dining options off Ringgold Road. Walmart, Bass Pro Shops and Food City provide wide selections of essentials between coves of small specialty businesses. Armando's East Ridge has served residents burgers and fries for 30 years, and The Hickory Pit Bar-B-Que has been a destination for casual barbecue dining since 1984. Other essentials like the Parkridge East Hospital and East Ridge City Library stand on quieter streets to the north and south of Ringgold Road. For retail shopping, Hamilton Place Mall is about 7 miles northeast of East Ridge via I-75.

Pioneer Frontier Park and Camp Jordan

A handful of community parks provide East Ridge residents with options for outdoor recreation. Pioneer Frontier Park is a cheerful park with an updated playground and splash pad, as well as a short, paved walking loop lined by mature trees. East of I-75, Camp Jordan Park sprawls across 275 acres, providing over a dozen fields each for baseball and soccer teams, kayak launches into Chickamauga Creek and a 2-mile paved walking path which winds around fields and forested areas hosting further park amenities. The East Ridge Community Center and Camp Jordan Arena provide indoor spaces near each park where community classes and large-scale expos are frequently held.

Camp Jordan Park frequently hosts events like the East Ridge Fall Festival, providing live music, local vendor booths and food trucks, yard games and a petting zoo to locals of all ages. For fans of soccer, the Chattanooga Red Wolves play home games at the CHI Memorial Stadium in East Ridge.

Flood risk areas

During periods of unusually heavy rain, residential streets in low-lying areas along Spring Creek and West Chickamauga Creek near I-75 can experience flooding. Homes in these areas typically sell for less, and new developments in East Ridge tend to congregate around areas with higher elevation and lower flood risk.
