When interviewed by the Prince George’s County Planning Department about their community’s biggest strengths, residents of East Riverdale, Maryland, responded overwhelmingly: parks. Green spaces are spread throughout this unincorporated community 2 miles from Washington, and nearly 90% of residents can walk to a park within 10 minutes, according to nonprofit Trust for Public Land. Small municipal parks, federally managed forests and kudzu-covered woodlands break up the landscape of thousands of homes. Meanwhile, surrounding highways mean shopping centers and routes to the nation’s capital are never far away.

Early 20th-century homes near D.C.
Cape Cods built in the ‘30s and ‘40s and ranch homes from the ‘50s and ‘60s fill East Riverdale’s neighborhoods. Most stand on small, hilly lots, flanked by mature trees. Single-family homes are most common, but half of East Riverdale residents rent. Many single-family houses have been converted to rentals, while apartment complexes are scattered throughout the community. At $400,000, East Riverdale’s median price is right around the national median. While homes generally aren’t in federally designated flood zones, a canal running through the middle of East Riverdale creates some flood risk.

Located next to Greenbelt Park
The forests of Greenbelt Park stretch northward from Good Luck Road, with more than 150 campsites and 9 miles of trails among the national park’s pines and dogwoods. Smaller neighborhood parks with playgrounds and basketball courts are scattered to the south. Some East Riverdale neighborhoods have community centers hosting dance classes and basketball leagues.

Career pathways at Prince George’s County Public Schools
Prince George’s County Public Schools, the local school district, receives a C-plus from Niche. Rising ninth graders can apply to various specialty programs, such as the Academy of Health Sciences or the Visual and Performing Arts High School. These programs allow high schoolers to tailor their coursework to their interests, sometimes earning college credits in the process.

Grocery stores, restaurants on Kenilworth Avenue
Local businesses are in strip malls and shopping centers. For example, a retail plaza directly west of East Riverdale id home to a pair of supermarkets specializing in Hispanic groceries. Strips of storefronts along Kenilworth Avenue, Edmonston Road and Annapolis Road house taquerias and bakeries, and there’s also a Walmart about 2 miles away. A larger selection of restaurants and locally owned shops are along U.S. Route 1, which runs between the nearby cities of Hyattsville and Riverdale Park.

Highway connection to Washington, Baltimore
East Riverdale borders several highways, including the Baltimore-Washington Parkway, which drivers can take 10 miles to Washington or 30 miles to Baltimore. People can park at the Riverdale MARC station less than 2 miles away to catch a train to Washington, which takes about 25 minutes, or to Baltimore, an hour-long ride away. Prince George’s County buses stop along Riverdale Road and Good Luck Road, connecting to the Riverdale MARC station as well as the city of College Park, home to the University of Maryland. Most of East Riverdale has sidewalks, but it isn’t generally considered bike-friendly due to the hilly terrain and lack of bike lanes.
Downtown DC is the urban epicenter of the Capitol of the United States.
Riverside is south of Downtown Baltimore.

Prince George’s County crime statistics
The local law enforcement agency is the Prince George’s County Police Department, which saw a crime rate uptick between 2022 and 2023, according to the most recent data from the state of Maryland. In addition, the county’s property-crime and violent-crime rates were higher than the statewide rates in 2023.
