Eastover, located just 25 miles from downtown Columbia, was originally named for its geographical location— “east and over” from the state’s capital—but today is better known as home to Fort Jackson and the McEntire Joint National Guard Base. In between the bases, Eastover is comprised of vast expanses of farmland and houses situated on large multi-acre lots. With plenty of wide open spaces and rolling hills, Eastover offers its residents a remote living experience. "People love hunting around here," says Bonnie Campell, a real estate agent with Gunter & Associates Realty who has sold over 10 houses in the area. "There’s not much else to do unless they want to drive into a larger nearby town.” Locals can try to catch a songbird or a white-tailed deer at the Wateree River Heritage Preserve, and Eastover’s proximity to Columbia ensures that residents here can complement their country lifestyle with city attractions. For a change of pace, the nearby Congaree National Park lets residents enjoy South Carolina’s temperate weather and activities on the Congaree River.

Eastover: ranch-style, contemporary and custom-built homes

Houses here range from under $100,000 to upwards of a million dollars depending on their age, size and condition. Prospective buyers should expect to pay around the low $100,000s for a mobile or ranch-style dwelling in need of renovation, while a three-bedroom ranch-style property on half an acre will go for around $265,000. Newer, contemporary houses in non-gated communities like Champions Ridge can go for upwards of $200,000, while expansive private estates on multiple acres can cross the million-dollar threshold. For those looking to create custom builds, vacant lots are available here and range in price and size from $20,000 for less than an acre to $380,000 for 35-plus acres. Newer houses often have attached garages, while residents of older homes tend to park in their driveways. Sidewalks are narrow or nonexistent in some parts of this area, and houses sit far apart, often separated by farmland.

Eastover Park and Congaree National Park

Locals can get a workout in at Eastover Park, a recreation center offering fitness classes and a gym. For some time outdoors, the Congaree National Park offers nature enthusiasts over ten hiking trails, including the Firefly Trail, which illuminates with firefly shows each Spring. “The park is one of the last places in the United States to see the synchronized show,” says Elaine Gillespie, a Realtor at Coldwell Banker who frequently visits the park. Trails sometimes flood, so visitors should look at the weather before putting on their hiking shoes and heading out. Kayakers and canoers can enjoy a scenic journey through mature oaks on the Congaree River.

Shooting ranges and military bases

Eastover is known for its hunting, and locals enjoy spots like the Wateree Rifle and Pistol Range, where they can practice their aim. They can also hunt animals like turkeys and quail at the Wateree River Heritage Preserve. Eastover is also home to Fort Jackson, the largest initial training center for the U.S. Army and the McEntire Joint National Guard Base, home to the 169th Fighter Wing, South Carolina Air National Guard’s main unit. Gillespie says, “There’s a lot of military retirees in the area, and they enjoy watching the frequent flyovers.”

Eastover’s food: oxtail, oysters and okra

Locals can pick up grocery essentials at Food Lion and Dollar General, and those craving seafood can head to Fish Hole to enjoy fried fish and fried oysters with a side of okra. The HWY 378 Diner doesn’t have a set menu, but it often offers southern classics like seafood stew with cornbread. Dining options are fairly limited in the area, so many residents go to Columbia for a wider selection of establishments.

Richland One Schools

Depending on where they live, students can enroll in schools within the Richland One School District, like Horrell Hill Elementary, Southeast Middle and Lower Richland High. All three schools offer a gifted program and receive a C-minus rating or higher from Niche. The district boasts a student-teacher ratio of 12-to-1, and the high school features a STEM program.

Eastover is a car-dependent area. Locals can take the 25-mile drive via South Carolina 764 and U.S. Route 378 to the state’s capital, Columbia, which offers more shopping and dining options. Major employers like the University of South Carolina and the South Carolina State House are also in Columbia. The MUSC Health Columbia Medical Center is one of the nearest hospitals, and Eastover residents can take the 23-mile drive via SC-764 and US-378. The Columbia Metropolitan Airport is just 31 miles away via US-378 and U.S. Route 76. Charlotte, North Carolina, is 112 miles away via Interstate 77.
