Traditional homes with large yards bring buyers back for more
"When people buy their third or fourth home in Princeton Valley, you know there’s something special going on here,” says Neil Haselwander, the founder of Haselwander Real Estate and an Eau Claire Realtor for over 50 years. “I’ve sold homes to more than one buyer who has built multiple homes here as they go from one stage of life to another. They don’t want to leave the community and this nestled-in-a-valley setting.” The earliest homes in Princeton Valley were built in the 1970s. Growth has been steady, leading to a variety of home styles as time progressed. Lots for sale allow buyers to build custom homes, if they prefer. “We’re in a valley here, which wraps around the golf course. Walkers and hikers follow a path that surrounds the neighborhood. It’s pretty magical, our valley views.”

Backyards are important assets in Princeton Valley
“Backyards here can offer some interesting landscapes and unbeatable views. Homes have tree-lined ridges, groves of fir trees, and amazing rocks. Eau Claire is known for its prehistoric sandstone and limestone, so, if you’re lucky, nature landscapes your yard for free,” Haselwander says. Princeton Valley has about 500 homes, with the median age of construction being 1993. Homes range from about 1,500 to more than 3,000 square feet and feature high-quality construction and styles from mid-century ranch and New Traditional to mountain-style estate homes.
Buyers will find new, one-story homes in the southeast corner between LaSalle Avenue and U.S. 53 Business. “New homes are still being built in Princeton Valley,'' he says. "There is undeveloped land inside and outside the neighborhood, so the boundaries could grow over time, or we’ll likely see new subdivisions in the future.” Single-story detached condominium homes with two bedrooms have recently sold from about $200,000 to $450,000. Two-story New Traditional homes and roomy ranch-style homes have sold from about $350,000 to $600,000.

Eau Claire Area School District is the No. 1 school district in the county
Eau Claire Area School District is the No. 1 public district in Eau Claire County and receives a B-plus grade from Niche. In addition to about 20 public elementary, middle and high schools, it also offers early-learning programs and three charter schools, one of which offers a virtual school option. Students in Princeton Valley can attend kindergarten through fifth grade at B-graded Northwoods Elementary. Before- and after-school child care is provided by the YMCA onsite at Northwoods. Northstar Middle is graded B-minus and offers programs for gifted students. It also features after-school clubs, including Battle of the Books and Board Game Club. A-minus graded North High is less than 2 miles west of Northstar Middle. It’s also ranked one of the best public high schools in Wisconsin.
Golf in Princeton Valley is unique to Eau Claire
Princeton Valley Golf is an eye-catching nine-hole public golf course in operation since 1978. Surrounded by the fir-tree-covered ridges of the Princeton Valley, golfers enjoy panoramic views throughout much of the year. The Princeton Valley Bar & Grill attracts almost as much attention as the links.
Historic Pinehurst Park, 3 miles north of Princeton Valley, has received significant renovations over the past 10 years. A partnership between Eau Claire Parks & Recreation and OutdoorMore, Inc. has reimagined winter and summer sports in the valley. Snowboarding, sledding hills, lighted cross-country ski trails, and a hockey and ice-skating rink draw locals in winter. Summer welcomes outdoor athletes who enjoy mountain biking, hiking trails, dirt bike and curvy, jump-filled paved track enjoyed by thrill-seeking cyclists, and disc golf.

Local diners and pubs have loyal followers
Residents often head to Princeton Valley Golf Course for lunch, dinner and special events, even if they don’t play golf. Breakfast is offered on the weekend. Thursday and Friday fish fries are regular events. Hangar 54 Grill attracts its own local following to its airport location while also serving as a convenient spot to eat for air travelers. Nearby Mom’s Kitchen offers homemade cooking and warm hellos to frequent diners, says Kim Bump, a Realtor with Keller Williams Realty Diversified, adding its not uncommon to run into acquaintances there. Locals can head to the Village Shops of Lake Hallie, about 6 miles north, for fast food, professional services and Aldi. Princeton Valley is less than 4 miles from Chippewa Valley Regional Airport
Princeton Valley’s location offers convenience, not just beauty. Homes are no farther than 4 miles from Chippewa Valley Regional Airport. The fastest route to the airport is via Wisconsin Route 312 and Starr Avenue. While Sun Country Airlines has been the primary carrier since 2017, SkyWest Airlines is returning to Eau Claire, with United Express service to Chicago O’Hare International Airport beginning in December 2024. Sun Country Airlines will continue limited service to Fort Myers until April 7, 2025.
Eau Claire Transit is the city’s primary bus service, with stops inside Princeton Valley along Abbe Hill Drive and Eddy Lane. Pinehurst is somewhat hilly, making cycling for recreation ideal. Car travel is essential for daily trips. The neighborhood is about 180 miles northwest of Madison, the state capital.
The largest sculpture tour in the country is in downtown Eau Claire
The Eau Claire Sculpture Tour is not only free public art throughout the city, but it’s also the largest sculpture tour in the country. The tour exhibits original outdoor sculptures year-round. Local businesses fund the artists and the tour itself to promote tourism, spur economic development and increase downtown revitalization. Nearby Irvine Park in Chippewa Falls offers a Christmas Village with more than 100,000 lights and Victorian-era holiday scenes. The Chippewa Valley community offers a holiday-season-long Parade of Lights through several neighborhoods.
