Eden Hills is centered around resort living
Eden Hills is a snowy community in the Ogden Valley. People often move to the area for its access to ski resorts and other outdoor fun, but residential parts of town are often quiet. Because of its location near resorts, home prices are often higher here than in surrounding cities.
What homes cost in Eden Hills
Many residents live in Craftsman-style and New Traditional homes with lot sizes of a quarter-acre or more. Prices often range from the lower $700,000s to around $2.4 million. HOA fees are often between $50 and $225 per month, but in the small, gated Sky Ranch community, they can reach $1,000 per month. Other homes are not part of an HOA. Condos sell from the lower $400,000s to the lower $800,000s, with HOA fees usually between about $370 and $500 per month. Prices are higher in Eden Hills than in Ogden and North Ogden.
Ski resorts and other ways to enjoy the area
The Eden Hills area is known for its outdoor activities, but you don’t have to be a skiing or snowboarding expert to enjoy it. Nordic Valley Ski Resort is beginner-friendly, with smaller slopes than many other Utah resorts. “We took our kids there when they were younger to learn how to ski,” says Cheryl DeMarco, a Realtor with ERA Brokers Consolidated. In the summer, the resort turns into a mountain biking park. Just outside the area are Snowbasin Resort and Powder Mountain, two larger, highly rated resorts that cater to more advanced athletes. Snowbasin Resort even hosted the alpine skiing events of the 2002 Winter Olympics.
Wolf Creek Resort offers public tee times for its 18-hole golf course, and Pineview Reservoir is a hot spot for kayaking thanks to its boat ramps and docks. The reservoir has several places to hit the water, including free access at Windsurfer Beach. “In my opinion, it’s one of the nicer reservoirs,” DeMarco says. “It looks like a natural lake. It’s beautiful.” Middle Fork Wildlife Management Area offers fishing, hunting, hiking and biking.
What community life is like
The Eden, Nordic Valley, Liberty and Wolf Creek communities make up Eden Hills. The area is surrounded by mountain views and open fields in Ogden Valley, and its winding streets can rise and fall with its hills. In the summer months, tall trees add bursts of green to the surroundings. Winter brings around 110 inches of snow on average. Drivers should prepare to use snow tires, and homeowners are encouraged to ask their HOAs about street plowing. Before exploring the mountains, people can check the Utah Avalanche Center’s forecast for the Ogden area. “There are not a lot of crowds [in town] in the winter,” DeMarco says. “People come in and settle and then go up to the mountains. It’s nice.” The area is well-covered when it comes to internet access, a plus for remote workers. Services vary by address, but All West offers a fiber service to much of the region, and Liberty Broadband provides a fixed wireless option.
Mom-and-pop restaurants and a grocery store
The community may be small, but it has a handful of popular restaurants, including:
- Carlos & Harley’s, which serves upscale, authentic Mexican food
- Mad Moose Cafe, a coffee and sandwich shop named for Teddy Roosevelt
- Eats of Eden, which offers pizza and sandwiches on house-made bread
- Hank’s Bistro and Brew, an award-winning American-style eatery
- ScallyWag Grill, known for its breakfast burritos and butterbeer drinks
Residents can pick up groceries at Valley Market, and small retail stores like Diamond Peak Mountain Sports have clothes and equipment. For more extensive shopping, people often head southwest to Ogden’s Riverdale Shopping Center and Newgate Mall.
Students are zoned for Weber School District
Students attend Weber School District, and the community’s Valley Elementary School is highly rated. The closest private school is St. Joseph Catholic High School in Ogden, which also gets high marks. Utah’s Fits All Scholarship Program awards students up to $8,000 in funds going toward private school education. Around 10,000 students receive the award each year.
Getting to Ogden and Salt Lake City
Eden Valley is close to 25 minutes from Ogden via state highways 158 and 39, locally known as the Ogden River Scenic Byway. In addition to its shopping and dining spots, the city is home to Ogden Regional Medical Center. Salt Lake City is about 60 miles south, as is Salt Lake City International Airport.
