Covell-Danforth is a collection of three north Edmond additions situated between two of the city’s main east-west thoroughfares: Covell and Danforth Roads. The area is known as one of the most convenient places to live in town, according to Realtor Lenlie Foster, with eXp Realty. She explains: “On the whole, Edmond is considered a ‘bedroom community,’ since most people who live here head into Oklahoma City for major shopping malls and for work. But this part of town is like a community within a community because you get to enjoy all the quiet, tranquil atmosphere of a suburban neighborhood with the urban convenience of a bigger city.” Taking her observations into account, to describe Covell-Danforth accurately necessitates tweaking Doc Brown’s famous quote in “Back to the Future” a bit. “Where we’re going, we definitely need roads.”
You’ll find neat rows of Traditional and ranch-style homes in Thomas Trails, Hawks Landing and Westborough, the three subdivisions that make up Covell-Danforth. Most were built between the 1980s and 1990s, but there are some homes as new as the early 2000s as well. They range in price between $200,000 and $360,000. The median price for a home in Covell-Danforth hovers around the $268,000 mark, slightly under the median for the wider metro, which sits at $315,000. For a typical three-bedroom, two-bathroom brick ranch-style home in Westborough, built in 1981 and featuring an attached two-car garage and original hardwood flooring, you can expect to pay about $240,000. In Thomas Trails, for a four-bedroom, two-bathroom Traditional-style home built in 2004, featuring an attached two-car garage and luxury vinyl tile flooring, you’ll likely pay closer to $289,000.
On average, homes here go under contract in about 12 days, well under the national average of 38. Foster notes that the market has slowed significantly in recent months: “We are seeing substantially fewer showings right now in general, to the point that homes that might have sold within a day or two last year are now staying on the market for a little over a week.” She explains that the cooling market temperatures in Edmond could be a result of rising interest rates, but adds sagely: “Realtors like to say: ‘You’re dating your interest rate and marrying your house,’ so the nice thing about the current state of the market is that if you’re buying now, you can do some negotiating and you can get the home you really want now without settling and work out a lower interest rate later.”
Covell-Danforth students attend schools in the highly sought-after Edmond Public Schools system. Many go to John Ross Elementary, Cheyenne Middle and Edmond North High, all of which boast A grades from Niche. In 2023, Edmond North earned a 9/10 GreatSchools Summary Rating as well as a spot on U.S. News & World Report’s list of the top five best high schools in the state. Cheyenne Middle is located less than 2 miles from most homes, north across Covell. Ross Elementary and Edmond North High are even more conveniently located, less than a mile east down Danforth.
For a breath of fresh air, both Thomas Trails and Westborough feature community playgrounds centrally located to the homes in each addition. Westborough’s park is a favorite of the neighborhood’s youngest members, with a miniature climbing structure and bucket-style swing seats. Thomas Trails’ park, with its larger climbing structures and traditional belt-style swing seats, is a great place for older children to burn off some energy. And for residents of all ages, the expansive Mitch Park is less than 2 miles north across Covell. Home to the Edmond Y.M.C.A., skate park, disc golf course and practice ball fields, as well as several miles of multiuse, paved trails and an amphitheater, there’s something for everyone to enjoy there.
With the bustling corner of Covell and Kelly Avenue less than a mile and a half from most homes, too, it’s easy for residents to pop out for everything from errands to a bite to eat. Foster notes: “Right there at the corner of Covell and Kelly, there’s an Uptown Grocery, there are lots of restaurants, a Lowe’s and even a post office all within a couple of blocks.”
Convenient to so much shopping and dining, as well as parks and stellar schools, it’s clear that the major roads here are not just needed but loved.
