"Open space with room to grow"

Traveling north on I-35 and traversing the iconic Route 66, the City of Edmond is known for being the fastest growing city in Oklahoma with the east side covered in lush greenery with rolling terrains and fields from the Cross Timbers, a forest of lush greenery dating back to simpler times. In his 1832 account of an arduous trek across the prairies, writer Washington Irving said wandering through the ancient forests of the Cross Timbers was like “struggling through forests of cast iron.” Kim Baker, a Realtor with Keller Williams-Central Oklahoma explains it succinctly: “one of the draws of the development on the east side of 35 – even now it’s still a country, open feeling” with the community filled with larger treed lots and hills in contrast to Oklahoma’s reputation for flat land. As part of the East Edmond 2050 Plan, residents have identified recreation and open green space as essential to preserving the city’s rural character, as the population is expected to welcome an additional 40,000 residents by 2050. East Edmond’s recent development is due to a multitude of factors, according to Baker. With much of the city’s commercial activity on the west side of town, city planners have been conscientious about moving development onto the east side. “Well, it’s a combination of things. Edmond is known to have very good schools. So existing homes are limited in supply so builders have been making up the difference for a couple of years. The east side of Edmond has been growing mostly because the west side of Edmond is almost as developed as it can get,” Baker says. “The planners have been very conscientious about the growth and have managed it in such a way that this east side of Edmond has been one of the more recent areas to be developed.”

Newer homes with character

Most homes in East Edmond were built in the early 2000s with many incorporating new interpretations of classic architecture. Find Tudor and Craftsman revivals for between $450,000 and $700,000 or new construction bungalows for between $250,000 and $350,000. The neighborhood also features some sprawling estates over $1 million on multi-acre lots with open space. "Development didn't happen in East Edmond before 2001 when the schools were annexed from Oklahoma City by the city of Edmond," says Caleb McCaleb, co-owner of McCaleb Homes. "Edmond schools are a big draw, so the area has seen a lot of new residential construction over the last 20 years."
