Faircloud Hills offers quiet streets and a close-knit feel
“We’ve been here in this spot for more than 40 years and I wouldn’t trade it for the world,” says Judy Rutledge, a Realtor with Keller Williams Central OK ED, of her home in Faircloud Hills. Within 4 miles of both downtown Edmond and Interstate 35, this community is suburban living personified, from its well-maintained, evenly spaced homes to its stellar schools and friendly neighbors. Rutledge calls Faircloud Hills “the kind of place where you can borrow a cup of sugar and keep your car unlocked,” noting that the peaceful, welcoming atmosphere is part of what drew her family here in the early ‘80s. “It’s a really good neighborhood,” she gushes, adding: “It’s been very well-kept, everyone here is really nice and it’s in the perfect location in Edmond.”

Faircloud Hills homes have space, charm and lasting value
You’ll find mainly Traditional-style homes here, built between the 1980s and 1990s. Rutledge notes that though the “new style now seems to be stark, Modern black-and-white houses, there’s none of that here.” These homes are “nice, Traditional and Dallas-style, with brick all the way up to the roof,” she says, adding that she’d describe the aesthetic as “older upscale.” But that’s the appeal of Faircloud Hills homes, she reasons: “With these as opposed to the builder-grade newer stuff, you’re going to get better square footage and oodles of character.” Prices here range between $275,000 and $450,000, with the median hovering close to $425,000. Rutledge says: “They’ve held their value well, so $275,000 would be the lowest they go here but some have sold for more than $600,000.” You can expect to pay around $399,000 for a three-bedroom, Traditional-style bungalow with new stainless steel kitchen appliances, refinished original hardwood floors and an attached two-car garage.

Northeast Edmond location has low traffic, easy commutes and amenities
Beyond the neighborly atmosphere and beautiful homes, Faircloud Hills is well-positioned on Edmond’s northeastern side for easy access to the entire metro. “It’s kitty-corner to the Kickingbird Golf Club, less than a mile from I-35 and about 3 miles from downtown,” says Rutledge, noting that northeast Edmond neighborhoods are the most convenient in town. “There’s not as much traffic on this side, and you’re so close to the highway that you don’t have to fight your way there every morning,” she observes. But for your everyday essentials, you can avoid the highway altogether in favor of heading downtown to 2nd Street. “That’s where our biggest shopping center is, where you’ll find Walmart, Lowe’s and Target and tons of restaurants like Fuzzy’s Tacos and Cici’s Pizza,” Rutledge explains. Her favorite restaurant is even closer to home, though. “Interurban, which is on Danforth Road just about half a mile away, has really great food that you can always depend on,” she says. The Oklahoman chain serves up Southwestern-style fare with a laid-back atmosphere.

Zoned for Edmond Public Schools system
Faircloud Hills students attend schools in the highly rated Edmond Public Schools system. Many go to Northern Hills Elementary, Sequoyah Middle and Edmond North High, all of which received A grades from Niche in 2023. “Edmond schools are some of the best in the state,” says Rutledge proudly, noting that many of her clients move here specifically for the district. Edmond North High, about 4 miles west down Danforth, boasts a 9/10 GreatSchools Summary Rating and was ranked the No. 5 best high school in Oklahoma by U.S. News & World Report in 2022.
Edmond North High School is a highly sought after school in the Edmond Public School District.
