Ketch Acres has rural peace and a central location
There’s nothing kitsch about Ketch Acres. Observing the quiet residential streets of this neighborhood in north Edmond, Oklahoma, you wouldn't describe the classic midcentury Minimal Traditional and ranch-style homes as excessively garish or sentimental. Realtor Judy Rutledge, with Keller Williams Central OK ED, more accurately describes the atmosphere as “very peaceful and almost country, but not quite.” With oversized lots shaded by towering pines and pecans, Ketch Acres does have a rural feel, but Modern Abode Realty’s Krista Lusey agrees that in recent years this part of Edmond has grown too much to be considered "the country." Lusey says, “Twenty years ago this area was the edge of town, but the city has grown so far past it that now you could almost call it central Edmond.”

Homes rarely hit the market in Ketch Acres
Regardless of how difficult it is to pin down a pithy description of Ketch Acres, it’s no secret that it’s a popular place to put down roots. “People love it here. So much so that they aren’t selling their homes right now,” says Rutledge, observing that only one home sold here between January and September 2023. When homes do go on the market here, they’re priced for between $200,000 and $280,000. Rutledge notes: “The $200,000 to $300,000 range is a very competitive price point for Edmond, especially in today’s market and for homes like these that have a little more-than-average space around them.” For a brick ranch-style home built in 1964, on a 1-acre lot with a heated shop and a stable for horses, you can expect to pay around $215,000.

Highly rated Edmond Public Schools serve the community
Ketch Acres students attend schools in the highly sought-after Edmond Public Schools system. Youngsters between preschool and fifth grade often go to John Ross Elementary, which boasts an A Overall Niche Grade. Middle schoolers between sixth and eighth grades go to Cheyenne, which also boasts an A grade from Niche. Teens complete their grade school careers at Edmond North High School, which earned both an A Overall Niche Grade and a 9/10 GreatSchools Summary Rating in 2023. U.S. News & World Report ranked Edmond North in the top 5 best high schools in the state in 2023 as well. All three schools are conveniently located within 2.5 miles of most homes.

Mitch Park has a YMCA, a disc golf course and sports facilities
For a breath of fresh air, residents from around the city flock to Mitch Park, just over 2 miles north of home across Covell Road. Lusey says: “Mitch Park has our local Y.M.C.A., which has indoor swimming and waterslides, the whole works. There’s an amphitheater area as well, tons of trails and several playgrounds.” The sprawling 280-acre park is also home to the Edmond Skate Park, a disc golf course and several practice ball fields. But to hone their soccer skills, Ketch Acres residents can stick even closer to home. The Edmond Soccer Club’s 16-field complex is less than a mile south of most homes, off Danforth Road. The non-profit club offers a range of summer camps and clinics for all ages, on top of regular fall and spring seasons of play.
Kids can run around on the playground at Hafer Park near Ketch Acres.
Kickingbird Golf Club is very well-maintained and is not too far from Ketch Acres.

Retailers and restaurants sit at nearby intersections
Less than a mile from clusters of shops at the corners of both Danforth Road and Santa Fe Avenue and Covell Road and Kelly Avenue, residents don’t need to venture far for their everyday essentials, either. You’ll find everything from your local Walmart Supercenter to Kohl’s between Danforth and Santa Fe. In a rush? Your local drive-thru grocer, JackBe, is right next to Kohl’s, just over half a mile west of most homes. Between Covell and Kelly, you’ll find your local Uptown Grocery and Lowe’s. Lusey notes that Uptown is a popular place among locals, explaining: “A lot of people go there not just because it’s so close, but also because it’s more upscale.” She adds that the deli counter is her favorite for its variety of “specialty items, great for entertaining and making charcuterie boards.”
