Meadow Lakes Park is aptly named, not for its meadows or lakes, but for the park at its heart. The playground, practice ball field and basketball court in Meadow Lakes Park, within half a mile of most homes, form the hub of the community. From there, the quiet residential streets extend like decoratively curved spokes on a wagon wheel. Realtor Judy Rutledge, with Keller Williams Central OK ED, observes that the classic suburban layout and atmosphere are two aspects of this Edmond neighborhood that make it popular among homebuyers. “People like it here, it has all the things you want in a neighborhood: a green belt, a community park and a good school district. Plus, the neighbors are nice and you’re not too far from downtown,” she says.

You’ll find mostly 1970s and ‘80s Traditional and ranch-style homes here. In keeping with the suburban nature of the neighborhood, many feature cedar privacy fences around their backyards and attached, front-facing garages. As opposed to new construction subdivisions closer to Edmond’s perimeter, where Rutledge notes you’ll find homes with modern, high-contrast color palettes and sharp lines, these homes are what she calls “softer.” She observes: “These are classic late-20th-century houses with brick all the way up to the roof and earthier paint jobs. They have much more character than anything you’ll find that’s been built in the last couple of years.” For a typical 1970s ranch-style home with three bedrooms, two bathrooms and an attached two-car garage, featuring updated kitchen appliances and fixtures, you can expect to pay around $189,000. But homes in Meadow Lakes Park range in price between $160,000 and $240,000.

Meadow Lakes Park students attend schools in the highly sought-after Edmond Public Schools district. Youngsters between preschool and fifth grade attend Ida Freeman Elementary, which boasts a B-plus grade from Niche. Middle schoolers go to Cheyenne and teens finish up their grade school careers at Edmond North High. Both Cheyenne Middle and Edmond North boast A grades from Niche. Rutledge notes that many of her clients narrow their search to neighborhoods within the Edmond school district because they are so highly rated. “Edmond schools are some of the best in the state,” she says proudly. In 2023, Edmond North earned a 9/10 GreatSchools Summary Rating and a spot in the top 5 best high schools in the state as ranked by U.S. News & World Report.

With downtown Edmond less than a mile and a half southeast of most homes, Meadow Lakes Park offers easy access to a variety of shopping, dining and entertainment. “Edmond is not so big that you’re far from downtown even on the outskirts, but here it’s especially convenient,” says Rutledge. For everything from hip new restaurants to arts festivals and the annual July 4th LibertyFest Parade, residents head to the corner of 2nd Street and Boulevard. “2nd and Boulevard is where it all happens, there’s always something fun to do around there,” Rutledge says. But for their everyday shopping, she notes that most residents head a few blocks further east, to the Bryant Square Shopping Center. “It’s our biggest shopping center, it’s just a staple place to go,” she says, explaining that it’s where you’ll find your local Walmart Neighborhood Market, Target and Lowe’s. Your local Aldi is even closer, at the corner of Kelly Avenue and West Edmond Road just a mile southeast of most homes.
