Chase Lake is a neighborhood in the central section of Edmonds, a city about 15 miles north of Seattle in southwest Snohomish County. Within Edmonds, Chase Lake stands out for easy access to state Route 99 and its accompanying retail corridor. "It's very residential, with popular restaurants and small businesses," says Kelsey Foster, the communications strategist/public information officer for the City of Edmonds. She says not all Edmonds neighborhoods are strictly defined: "The communities may self-identify. So, some people would consider this part of 'Five Corners." The Five Corners' roundabout marks the meeting of key roads: Main Street, 83rd Avenue West, 212 Street Southwest, 84th Avenue West and Bowdoin Way. "Five Corners is really one intersection: If you live within two blocks of it, you'd probably say you live in Esperance," says Anne-lise Burgess, a broker with Reece Home, a team of Keller Williams North Seattle. Esperance, adjacent to Chase Lake, uses Edmonds mailing addresses, but it's run by the county rather than the city.
Medical services are close to home, as the Swedish Edmonds Campus hospital is on 76th Avenue West. The hospital is one of the city's top employers, along with the city administration and the school district.

Shopping along the highway or in downtown Edmonds
To the east, there's a retail corridor along SR-99, with areas known as Uptown Edmonds and the International District. Shopping options include 99 Ranch Market and Boo Han Oriental Market. Independently owned Country Farms Edmond has organic produce, fruits, flowers and holiday trees. Savvy Thai Cuisine, Dick's Drive-In are some of the eateries in this area. Regional chain Pho Than has many fans.
Chase Lake is several miles from downtown Edmonds, which has a walkable environment with shops, galleries, outdoor dining and historical buildings. The intersection of Fifth and Main and the Cedar Dreams Fountain is the focal point. Downtown Edmonds is Washington's first certified Creative District. Numerous murals and other public art enliven the streetscape. Other highlights include the Cascadia Art Museum, the historical Edmonds Theater and the Edmonds Center for the Arts.

Wildlife at Yost Park, other recreational spaces
Edmonds has a mile of Puget Sound shoreline and nearly 50 parks or recreational sites. For the most part, the city stays pesticide-free. Yost Park has preserved forest areas, with red cedar, big-lake maple, alder and hemlock trees, home to opossums, raccoons and nocturnal mountain beavers. Native and migratory birds here include barred owls, Cooper's hawks and pileated woodpeckers. Shell Creek and a ravine add to the wilderness environment seen along the trailways. There are also tennis and pickleball courts, a play area and a seasonal outdoor pool at the park.
Close to downtown is Civic Center Playfield, which reopened in 2023 after a complete renovation, has a skatepark and exercise circuit in addition to sports fields and courts. On the Sound, Bracket's Landing is popular for swimming and beachcombing. South of 220th Street Southwest, there are small bodies of water, Chase Lake and Chase Lake Pond. The pond is used for stormwater detention. Birders regularly visit this wetlands area. Chase Lake is northwest of Lake Ballinger, popular for outdoor recreation like fishing, kayaking and swimming and a 55-acre park.

Many attend Edmonds Arts Festival, Taste Edmonds and PorchFest
The Edmonds Arts Festival, a weekend event with hundreds of artist vendors, is attended by tens of thousands. Highlights include a gallery showcase, musical performers and more than 1,000 artworks created by local students. Over 10,000 people gather in August for Taste Edmonds culinary delights, music and activities. Held in the fall since 2022, PorchFest Edmonds showcases local musicians of all ages at homes and businesses. In September, the Edmonds Classic Car & Moto Show is a favorite of vehicle enthusiasts. Next up, the Rotary Club of Edmonds Oktoberfest Family Festival is popular for its pet parade and beer garden. An Edmonds Kind of 4th, held since 1907, brings neighbors together for the highly anticipated parade. "There's a kids parade at the forefront. Any kid can come down with their bike or scooter and participate," Foster says. There's the Edmonds Summer Market on Saturdays from mid-May to October. Special seasonal markets are held at other times of the year. The non-profit Multicultural Association of Edmonds puts on a large Lunar New Year event and a Día de los Muertos event.
Chase Lake average home prices under $900,000
The average home price in Chase Lake is $860,000, which is lower than in Edmonds as a whole, averaging slightly over $1 million. "There are way more multifamily homes in that area because it's closer to Highway 99 and the hospital," Burgess says. "There are single-family, but more townhouses, condos and apartments."
Single-family homes range from the $600,000s to $1.6 million. There are more older houses than new ones. Ramblers and split-levels were built in the 1950s and 1960s. Large contemporary and traditional homes are in modern planned subdivisions dating to the 2000s through 2020s. These are typically located toward the north and west and include Braes Park, Vivero West and Madrona Cove.
Condos with less than 1,000 square feet start in the $300,000s. Those with 1,500 square feet can be in the high $600,000s. Townhouses, many concentrated in the northeast part of Chase Lake, are in the $400,000s to mid-$800,000s.

Edmonds-Woodway High's architectural design and drafting

Major roads, Community Transit buses and the ferry
Several miles east of Chase Lake is Interstate 5, which meets state Route 104 south of Lake Ballinger. Edmonds Station downtown has Amtrak and Sound Transit's N Line, which is a commuter rail line from Everett to Seattle. Community Transit buses in Edmond include Swift Blue Line and Swift Orange Line Bus Rapid Transit. Within Chase Lake, bus stops are found along streets including 76th Avenue West, 84th Avenue West and 212th Street Southwest. The city's transportation hubs include Edmonds Park & Ride and Edmonds College Transit Center. The Edmonds Ferry Terminal, one of the busiest in the state, is used by travelers from throughout the region. The ferry to Kingston takes about a half hour.
