Some seek out East Edmonds for large yards and park access
East Edmonds offers residential comforts and versatility on the inland side of Edmonds, the fourth-largest city in Snohomish County. Located about 15 miles north of Seattle , Edmonds has a population of about 43,000. It's known for Puget Sound scenery, Olympic Mountains views, a walkable downtown and lively arts scene. East Edmonds is just a few miles from the shoreline and downtown. Though East Edmonds has suburban benefits, the setting is somewhat rustic. "Most people buying in that area are looking for single-family homes, and their priorities are often schools, yard size and proximity to parks," says Megan Walla, a broker with Windermere Real Estate.
A wide range of home options in terms of ages, styles and prices
Most homes date to the 1950s through the '70s. Ramblers and split- or tri-level homes are common. Those dating to the 2000s through 2020s tend to be modern or contemporary in style. For homes ranging from $520,000 to $970,000, square footage is often more of factor than age or style. "It's a little bit more affordable than, say, Southwest Edmonds and The Bowl, so it can be a better place to look for someone who is on more of a budget," Walla says. The Bowl, or Edmonds Bowl , is a residential area west of 9th Avenue. "It's really hilly, hence that creates 'The Bowl,'" Walla explains. Homes for $1 million and up in East Edmonds also span a wide range of ages. Vintage ones have been well preserved or remodeled; 2,000 or more square feet and larger lots are the norm. Interior streets often lack sidewalks, and, though some have cul-de-sacs, others dead-end. Townhomes and condos, mainly clustered east of 80th Avenue and to the south, range from about $350,000 to $680,000.
Serene parks with trails, an outdoor pool open year round
In addition to a mile of Puget Sound shoreline, Edmonds has close to 50 city parks. In East Edmonds, Pine Ridge Park has a pond and forest walking trails. The Edmonds Stewards host an Earth Day event at Pine Ridge in April. Maplewood Park also has wooded trails, plus a playground and a picnic area. Nearby, Yost Park has a heated outdoor pool that's open year round, though the schedule is limited in colder months. Yost also has nature trails winding through a preserved forest with a ravine.
The Edmonds School District has zoned and choice schools
Schools zoned to the Edmonds School District's northwest quadrant include Seaview Elementary School, which earns a B-plus grade from Niche. Meadowdale Middle School has a B, and Meadowdale High School has a B-plus. In the southwest quadrant, College Place Elementary School and Chase Lake Elementary School have C-plus grades. College Place Middle School has a B, and Edmonds-Woodway High School receives an A-minus. Both high schools participate in Running Start, a dual enrollment program in partnership with Washington's 30-plus community and technical colleges. The district allows transfers by application. Options include magnet schools, like the Maplewood Parent Cooperative, a kindergarten through eighth grade school in East Edmonds. Maplewood, rated A-minus, has enrollment by lottery rather than address.
Businesses near 5 Corners, along state Route 99 and downtown
Some businesses are near the 5 Corners area, where streets converge at a roundabout. Caffe Ladro is an espresso bar and bakery with indoor and outdoor seating and a pickup window. Another option for drive-through coffee is A Brewed Awakening. Cuisine choices include Casa Oaxaca Edmonds for Mexican, Bar Dojo for Asian fusion and Noodle Hut Thai ToGo, which also has indoor seating. WinCo Foods by state Route 99 is one of the closest supermarkets, and farther down SR-99 are Boo Han Oriental Market and 99 Ranch Market. Downtown Edmonds , the state's first certified Creative District, has specialty stores, galleries and restaurants. Attractions include the Cascadia Art Museum, the historical Edmonds Theater and the Edmonds Center for the Arts.
Ample public transportation and highways connect the region
Community Transit buses stop on thoroughfares like 196th Street Southwest and 76th Avenue West. They connect to the Edmonds Ferry Terminal for service to Kingston , and Lynnwood City Center Station and Mountlake Terrace Station for Sound Transit's Link 1 Line, light rail to Seattle and the Seattle-Tacoma International Airport. From the Edmonds Station downtown, there's Amtrak and the Sounder N Line, a Sound Transit commuter rail line from Everett to Seattle. State Route 524 runs through the area, and there's access within a couple of miles to SR-99, also known as the Pacific Highway. It's a bit farther east to reach Interstate 5.
Maplewood and Perrinville events close by, and more going on downtown
In October, Perrinville - Seaview the Perrinville Palooza, an autumn-themed street fair, is held in Perrinville - Seaview , a neighborhood to the north. The Maplewood Rock & Gem Club, which has a clubhouse on 196th Street, hosts the Maplewood Rock and Gem Club Annual Show in November. Downtown has the Edmonds Arts Festival in June and An Edmonds Kind of 4th in July. The Edmonds Museum Summer Market is on Saturdays from May to October. PorchFest Edmonds, in the summer or fall, features musicians at small venues.
