Edmonds neighborhood close to the Sound
Perrinville-Seaview is a neighborhood in Edmonds, a Snohomish County city by the shores of Puget Sound, about 15 miles north of Seattle. The two names refer in part to different sections but are also used together or interchangeably. "Perrinville is characterized more by retail with old buildings. Seaview is more residential," says Kelsey Foster, the communications strategist/public information officer for the City of Edmonds.
Despite the name and its proximity to Puget Sound, the neighborhood vantage points aren't necessarily better than spots in The Bowl, an adjacent valley area. "Seaview has Sound views on the very western edge. And Perrinville doesn't have those views," says Anne-lise Burgess, a broker with Reece Home, a team of Keller Williams North Seattle.
With proximity to Edmonds and Seattle, Perrinville - Seaview is a charming community.

Perrinville's small but quaint commercial district
The neighborhood's small commercial area is comprised of small businesses. "In the last 10 to 15 years, the area has come back to life," Burgess says. "Some of the buildings date to the 1970s or '80s but were made to look like they are from horse-and-buggy times.” There's a small collection of shops and businesses around 76th Avenue West and Olympic View Drive, including some businesses in the Perrinville Village complex. Burgess recommends The Cottage Community Bakery, which uses local ingredients, and many other products from neighboring establishments. "It's great, probably the best in Edmonds." Bistro 76 Café & Catering serves classic and innovative breakfast and lunch items. Nun Chuck's Brewing Company's gameday goers cheer on the Seattle Seahawks. Trivia night is on most Thursdays. Specialty retail includes All Wound Up Yarn Shop and Nomad Games and Hobbies.

More retail downtown and in neighboring Lynnwood
It's a few miles to walkable downtown Edmonds for other shops, galleries, outdoor dining and shoreline scenery. It's also Washington's first certified Creative District. There's the Cascadia Art Museum, the historical Edmonds Theater and the Edmonds Center for the Arts. Murals and other public art add to the ambiance. Among Edmonds grocers are a WinCo Foods, 99 Ranch Market and PCC Community Markets Edmonds Co-op. The neighboring city of Lynnwood has other national brands, grocery stores and Alderwood, formerly known as the Alderwood Mall.
Perrinville - Seaview locals have access to lots of grocery stores nearby.

Average Perrinville-Seaview home price over $1 million
The average home price in Perrinville-Seaview is $1.2 million. "It's more expensive here than in some other parts of Edmonds," Burgess says. "Here, it's more treed, and the lots are bigger." The area is close to some of the city's most expensive neighborhoods, The Bowl and Talbot, which have averages of $1.6 million and $1.9 million, respectively.
"A lot of the homes are from the 1970s and '80s, but there are new houses in there too," Burgess says. Single-family homes range from the high-$600,000s to over $2 million. Styles include split-levels, ramblers and custom contemporaries. There are also some 2020s townhouses on the east side of the neighborhood, priced from the $700,000s to the $900,000s.

Seaview Park pickleball, Southwest County Park for trails
Edmonds has a mile of Puget Sound shoreline and is close to 50 recreational sites, including parks. Seaview Park is a prime spot for its playground, athletics fields and courts. "We have kind of a core group of pickleball people. They either go to Seaview or they go to Yost Park," Foster says. About a half mile north of Seaview Park is Southwest County Olympic View Park, a 114-acre forested area with trails. Nearby, in Lynnwood, Lynndale Park has a skate park, an off-leash dog area and an amphitheater where Shakespearean plays are put on in the summer.

Seaview Elementary, Meadowdale Middle and Meadowdale High
Public schools include Seaview Elementary School, which earns a B-plus from Niche. Meadowdale Middle School has a B, and Meadowdale High School has a B-plus. The high school has a dual enrollment program called Running Start in collaboration with the state's 30-plus community and technical colleges. Edmonds College is a community college in Lynnwood that enrolls more than 21,000 students.

Perrinville Palooza, Edmonds Arts Festival and Taste Edmonds
Perrinville Palooza, a grassroots street fair that premiered in October of 2023, includes a free pumpkin patch, food trucks and family friendly activities. Big city-wide events include the Edmonds Arts Festival in June and An Edmonds Kind of 4th in July. Taste Edmonds is a culinary showcase in August. In the fall, PorchFest Edmonds gives the stage to local musicians of all ages. The Edmonds Summer Market downtown is on Saturdays from mid-May to October, and there are specialty markets in the offseason.
Bus route 119, Interstate 5 and Edmonds transportation hubs
Community Transit buses run within Edmonds. Route 119, from Ashway Park & Ride to Mountlake Terrace Station, passes through Perrinville's commercial area. Though there aren't many bus stops in the community, many residential streets lack sidewalks but are walkable in terms of traffic being limited. Olympic View Drive is part of a bike route to area parks and the city of Mukilteo, about 5 miles away.
Interstate 5 is a few miles east of Perrinville-Seaview, and state Routes 99 and 104 are other major roads in proximity. Edmonds Station downtown is a departure point for Amtrak trains and Sound Transit's N Line, a commuter rail line from Everett to Seattle. Edmonds Park & Ride and Edmonds College Transit Center are two of the city's transportation hubs. The Edmonds Ferry Terminal, one of the busiest in the state, has a ferry to Kingston; the trip takes about half an hour.
It's several miles from the neighborhood to the Lynnwood City Center Station, which, in 2024, opened with Link light rail service to Seattle. Commuting to Seattle via the 1 Line takes approximately 40 minutes, and it's about one hour and 15 minutes to reach SeaTac, Seattle-Tacoma International Airport.
Perrinville - Seaview has great public transportation including buses and a ferry terminal.
Perrinville - Seaview is close to the Edmonds ferry, connecting locals with Kingston.
