New homes, parks and beach access in Egg Harbor Township

On the edge of Egg Harbor Township closest to the bay and Atlantic Ocean, Bargaintown has a name that may seem incongruous with well-maintained subdivisions spiraling into coastal pines and cleared, grassy plots. Considering price points in other Northeastern coastal towns, however, the availability of decade-old homes within 15 minutes of the ocean does indeed seem like a bargain. “You’re getting a bang for your buck, all the houses out here are beautiful,” says Cynthia White, a Realtor at Platinum Real Estate who has lived in Bargaintown for 20 years. “You’re close enough to the beach, but you’re far enough away that you’re not paying those prices. It’s all full-time residents. Snowbirds are more on the islands – Ocean City, Margate, all that.” Serviced by the A-rated Egg Harbor Township School District and surrounded by township parks, Bargaintown enjoys enough suburban comforts to keep residents in their neighborhoods and on trips to the sands of the South Shore throughout the year.

Single-family homes from $190,000

Gently winding subdivisions of single-family homes make up the bulk of Bargaintown, many of which are connected by narrow sidewalks shaded by rows of young trees and longer stretches of old pines. New Traditional homes built in the 1990s through 2020s sell for $325,000 to $620,000 depending on renovation levels, lot size and square footage. Classic vernacular styles from the1960s through 1980s, including ranch-style homes and split-levels, sell for $190,000 to $450,000 depending on renovation levels and square footage. While most subdivisions are HOA free, some like the 55-plus community of Village Grande at Little Mill require additional monthly payments in the mid-hundreds in exchange for access to amenities like a clubhouse, pools and tennis courts. Bargaintown has a CAP Index crime score of 2 out of 10 compared to the national average of 4.

Bargaintown Lake and beach days on the South Shore

At Bargaintown Park, tennis players face off across four courts and youth leagues compete during baseball and soccer seasons. Anglers cast into Bargaintown Pond from small watercraft and a tiny access point off Central Avenue, celebrating freshwater catches like pickerels and bluegills. Destination parks are a quick drive to the east and west of Bargaintown, including the amphitheater-anchored Tony Canale Park and Birch Grove Park, a sprawling, forested acreage where wanderers run into reflective sunset vistas on the central lake, boardwalk paths over marshes and plenty of turtles. Three 18-hole golf courses line Ocean Heights Avenue within a few miles of Bargaintown, including the parkland topography of the Harbor Pines Golf Club and European-inspired holes found at McCullough’s Emerald Golf Links. Locals choose between South Shore beach towns like Atlantic City and Ocean City when they want to go for a swim, lounge in the sand or pedal along bumpy wooden boardwalks, all of which are within 15 miles of home.

Shopping and dining at Ocean Heights and Zion

A small strip mall commercial district stands about a mile away from Bargaintown at the intersection of Ocean Heights Avenue and Zion Road. Towne & Country Cafe is a classic New Jersey diner open for breakfast and lunch, while Pete’s Subs brings Atlantic City’s submarine scene over to the mainland. The bartenders keep patrons of Juliano’s Pub & Grill company into the evening hours. While Walgreens and Dollar General are nearby for prescriptions and limited essentials, more robust grocery shopping can be done at ShopRite, Target and ACME 4 miles away in Somers Point. A handful of churches hold services throughout Bargaintown, including Zion United Methodist Church which cares for a nearby historic cemetery with headstones dating to the 18th century.

Events at Canale Park and Somers Point

While Bargaintown residents might see Santa riding around with their local volunteer fire company in December, Egg Harbor Township and nearby shore towns host more regular community events through the summer season. “All summer long at Canale Park, they have bands there every Friday night. Somers Point has concerts on their beach too. We’re a warmer months kind of community,” White says. “Kennedy Park in Somers Point overlooks all the islands. It's a great spot for the Fourth of July instead of going somewhere else and putting up with the shoobies, the out-of-towners.”
