Border neighborhood with a long history
As a South Central El Paso neighborhood on the U.S.-Mexico border, Chamizal witnessed a long history of border disputes. A 1963 treaty stemmed the flow of bad blood by creating an agreed-upon boundary between El Paso and Ciudad Juárez. Access to several large parks and major highways raises the neighborhood’s present-day desirability. “People who are from El Paso like those areas because they’ve been around, they’re well established,” says Serena Gervasi, Realtor with eXp Realty. “When you’re from El Paso, you migrate more toward the older areas where there’s very low turnover.” In fact, residents who have lived in Chamizal for decades report increasing pressure from investors to sell their homes.

Animal neighbors at El Paso Zoo
Chamizal abuts the El Paso Zoo and Botanical Gardens. The park sprawls across 35 acres and features various animal species from Africa, Asia, the Chihuahuan Desert and the Americas. Biking and hiking trails crisscross the park surrounding the Chamizal National Memorial museum, a tribute to the treaty that settled the boundary disputes. The neighborhood is within 5 miles of Ascarate Park, the city’s largest recreational park. Visitors to Ascarate can tee off at two golf courses, stroll along the boardwalk or cast a fishing line into the 48-acre lake.

Shotgun-style homes on small lots
Apartments make up the bulk of the property mix in Chamizal, and most residents are renters. Single-family homes consist mainly of brightly painted shotgun-style and flat-roofed builds with stucco walls. Lot sizes typically measure under 10,000 square feet, creating densely packed residential streets. Many homes date to the 1930s and ’40s, though some have seen recent remodels. Fixer-uppers and starter homes cost $100,000 to $200,000. Larger updated builds and duplexes might be priced from $400,000 to $450,000. “I would say that that part of the city has maintained really good value,” Gervasi says. “You have people who never move, so the value is retained.” That may be why homes get snapped up within a month of entering the market.
Access to the 375 Loop
Sun Metro bus stops throughout the neighborhood connect to the downtown transit center, but most folks in Chamizal get around by car. Motorists have access to a network of highways, including Interstates 10 and 110, U.S. Route 62 and the Texas State Highway 375 Loop that encircles the city. Alameda Avenue leads to the University Medical Center of El Paso, within a mile of Chamizal. Downtown El Paso is about 2 miles away, and it’s a 6-mile drive to El Paso International Airport.
Mexican restaurants, markets and dulcerias
Casual Mexican restaurants like Sr. Benjos and La Nueva Rosita line up along Alameda Avenue, the thoroughfare that skirts the neighborhood’s northern boundary. Dulceria El Loco is the spot to stock up on Mexican candy and birthday party supplies. Tortillas and tamales are sold fresh daily at Food City Estrella, a local supermarket known for its well-stocked meat display.

International Business Academy at Bowie High
Douglass Elementary School serves students from pre-kindergarten through Grade 5. Then it’s on to Guillen Middle School, followed by Bowie High School. The high school’s International Business Academy magnet program pulls in students throughout the district. All three schools earn a C from Niche.
