Houses in Dolphin sell for less than El Paso’s median
Set against the rugged Franklin Mountains, Dolphin brims with mid-20th century houses selling for less than El Paso’s median price. Allison Dillard, a Realtor with Keller Williams and a lifelong El Paso resident, says these lower prices are because of the neighborhood’s location on the city’s northeastern edge. “It’s not cheaper because the houses are worn down. Everything is pretty well-maintained," she says. "The neighborhood is just on the outskirts of El Paso, so you’re farther from downtown.” Though the the center of El Paso is 12 miles away, Dolphin is still conveniently located, with easy access to restaurants and retailers on Dyer Street and Loop 375. Several recently renovated schools in the highly rated Ysleta Independent School District are also within walking distance.

Dolphin has ranch styles from the mid-20th century
Homes built between the 1950s and ‘70s sit along Dolphin’s sidewalk-lined streets. Ranch styles with three to four bedrooms are common. Modest lots occasionally feature gravel landscaping and palm trees. Most houses have garages, carports or driveways. Prices can range from about $115,000 to around $245,000. That’s lower than El Paso’s $265,000 median price. Parkland Pointe is an apartment complex in the neighborhood’s northwestern corner.
The vast majority of homes in Dolphin are ranch styled homes.
Many homes in Dolphin do not include attached garages.

Local schools are in the highly rated Ysleta Independent School District
According to Niche, the Ysleta Independent School District is the top district in El Paso. Kids can attend Dolphin Terrace Elementary, which is graded a B-plus by Niche. They may continue to Parkland Pre-Engineering Middle and Parkland Early College High School, both earning Bs. The elementary school and the middle school are in the neighborhood, and both have been recently renovated. “The middle school reopened in 2011, and the elementary school was done in 2022,” Dillard says. “Some buyers specifically look in this area because the schools are newer for the district.” The high school, less than a mile north, offers pathway programs in engineering, business and graphic design. A-rated Northeast Christian Academy on McCombs Street educates kids from prekindergarten through high school. El Paso Community College Transmountain Campus, less than 4 miles west, has associate degree programs in fields like nursing and accounting.

Downtown El Paso and Loop 375 are nearby
Though kids can walk to school, Dolphin is a car-dependent community. Downtown El Paso is a 12-mile drive south. Loop 375 on the neighborhood’s northern edge circles the entire city. Bridge of the Americas, 10 miles south, crosses the U.S.-Mexico border into Ciudad Juárez. Several Sun Metro bus stops sit on McCombs Street. El Paso International Airport and the Fort Bliss Army post are about 10 miles south. Flight paths from both places go over Dolphin, and locals may hear plane noise. The Hospitals of Providence Northeast Campus is less than 4 miles north.

Loop 375 is a convenient connection to Downtown El Paso from Dolphin.

Industrial buildings to the east and shopping options to the west
Several Industrial facilities and the Union Pacific Railroad sit just east of Dolphin. Strip malls and Mexican restaurants line Dyer Street, about a half-mile west. Plaza Nordeste has a Food King grocery store and a Family Dollar. Red leather booths fill Tejas Café, a diner-style spot known for its enchiladas and all-day breakfast menu. A Walmart Supercenter, Lowe’s Home Improvement and several fast-food chains are less than 4 miles west on Loop 375. Freedom Crossing at Fort Bliss, 7 miles south, is an open-air shopping center with stores like Under Armour and restaurants like Buffalo Wild Wings.
Dolphin residents enjoy the employment opportunities provided by the nearby industrial areas.
There are many retail options like Petco near the Dolphin neighborhood in El Paso.

There’s a local park, and other recreation spaces are nearby
Behind the elementary school, Dolphin Park has courts for tennis and basketball and a playground. Several other recreation spaces are less than 3 miles west. Kids can take swim lessons at the pool inside Bowling Family YMCA, which also has a fitness center, handball courts and a running track. Next door, Richard Burges Branch Library offers regular family story times, English lessons and chess competitions. Parents cheer from bleachers during little league games on Skyline Optimist Youth Park’s baseball diamonds. Kids can cool off under the water buckets and sprinklers at the Sue Young Spray Park, which opened in 2016. “That was the first spray park in the city, and it’s still packed with families whenever it gets insanely hot outside,” Dillard says. Over 100 miles of hiking and biking trails stretch across rolling, desert terrain at Franklin Mountains State Park, 11 miles west. El Evangelio Completo is a Christian church on McCombs Street.
