Midcentury homes that are ready for renovation
Spanish Revival and ranch-style homes sit on smaller lots in this densely developed neighborhood, most of them built in the 1950s and '60s and may need some TLC. Prices start around $130,000 for fixer-uppers and can go up to $215,000 for the neighborhood's largest homes. Residents are able to water lawns on certain days. Landscaping also consists of the paver tiles, decorative stones and mulch that are typical of El Paso. Irrigation may increase the risk of flooding, Ramirez says.

K-12 schools within walking distance
Students at every grade level can walk to school. The new Riverside Elementary School opened its doors here in 2022, and doesn't yet have a grade from Niche. The neighborhood is also home to Riverside Middle School, which gets a B-minus, and Riverside High School, which gets a B. The high school offers a two-year architectural design program, teaching the tasks and skills students may need in the industry. Postsecondary opportunities are also close by. El Paso Community College's Valle Verde campus is just east and offers Associate of Applied Science, Associate of Science, and Associate of Arts degrees.

Cooling off with pools and splash pads
There are ample opportunities to enjoy the lush landscape. The neighborhood is next to Ascarate Park, El Paso County's largest public-use park at over 400 acres. It's anchored by a 48-acre fishing lake with a boardwalk, a golf course and an aquatic center. Hidden Valley Park is the neighborhood's own centrally located park. The open, grassy landscape features a splash pad and covered playground to beat the hot El Paso weather.

Shops and restaurants are centered on the well-traveled Gateway Boulevard. The Fountains at Farah outdoor mall features boutique options such as Loft and Jared's on the lower level. The upper level includes nationally known retailers such as Nordstrom Rack and Barnes & Noble. The dining options also range from the casual to the upscale, from Chipotle to Ruth's Chris Steak House. Three Food King locations are within 4 miles.

Events at Ascarate Park and Speaking Rock Casino
Tradition is alive in the Lower Valley's annual events. Ascarate Park hosts family-friendly holiday activities, including a poolside Easter Egg hunt and a drive-through light show on the lake. The park is large enough to host the Big El Paso Fair in the spring, featuring rides, circus performances and carnival food. The Tigua Native American tribe has lived in the nearby Ysleta area for over 300 years. The tribe operates the Speaking Rock Casino, which hosts tribute concerts and other special events.

Central location and highway connections
Connectivity and location are two of this neighborhood's main appeals. "You’re right in the middle of the city," Ramirez says. "If you have family in town, it's easy to get anywhere." It's about 8 miles from downtown El Paso and bordered by Loop 375, a main connector looping around the city. Public transportation also connects the Lower Valley to the city center. Sun Metro's 62 bus serves the neighborhood every 90 minutes.
