Affordablility and highly rated schools in east El Paso
Indian Ridge North is a laid-back suburb in east El Paso where homes and schools are the main landmarks. The smaller starter homes make this a more affordable entry into the highly regarded Ysleta Independent School District. "You get access to a couple of the much nicer schools without having to pay for the more expensive areas," says Brian Burds, team leader with Exp Realty in El Paso. Ongoing infrastructure projects are expected to add value down the road.
Smaller brick ranches make for good starter homes
Single-family homes comprise most of this residential space, especially brick ranch-style properties from the 1980s. The smaller size and price make these good starter homes, according to Burds. Prices may start around $130,000 for fixer-uppers and rise to $300,000 for homes as big as 2,000 square feet. Lava rock and stone designs add curb appeal to many properties in place of grass. Tall Italian cypress trees provide some separation and privacy.
Highly-rated schools through El Paso's No. 1 district
Students are part of the area's No. 1 school district as ranked by Niche. J.M. Hanks High School is one of the main attractions for this community, with an A-minus grade. Niche also ranks it the No. 10 public high school in the area. High schoolers can earn an associate degree along with their diploma. Within the neighborhood, Pebble Hills Elementary School is within walking distance for many students. It gets a B-plus from Niche. Students are also zoned for J.M. Hanks Middle, which gets a B.
Soaking up the sun at neighborhood parks
Temperatures frequently reach triple digits in this area, which experiences nearly 300 days of sunshine. Pebble Hills Park provides plenty of shade with a covered playground. Indian Ridge Park and Stanton Heights Park feature open green spaces with shaded benches. Eastwood is one of the larger green spaces in the area, with baseball fields, a skate park, a dog park and a 1-mile loop trail.
Two miles to grocery stores
Shops and restaurants are scattered around the east side. Most options require a short drive, and Dollar General, Dollar Tree, Walgreens and Food King are all 2 miles away or closer. Mexican food is a staple in this border town. El Texano offers a dine-in experience for breakfast, lunch or dinner with booth seating. The menu includes a long list of Mexican staples mixed with some American fare. Cielo Vista is the east side's main commercial hub, with an indoor mall and well-known restaurants and retailers such as Barnes & Noble, Ulta Beauty and Home Goods.
Montana Avenue project will boost connectivity
This neigborhood has a direct route downtown, which is poised for improvement, Burds says. "The biggest thing that's going to add value in about a year or two is access to Montana Avenue, which is turning from a residential pathway to an elevated highway," he says. Public transportation is another option, with Sun Metro bus stops on three of the bordering streets. The number 41 bus stops here every hour and leads to the Cielo Vista shopping area. The nearby El Paso International Airport serves nonstop destinations across the U.S.
Cultural connections at Dia de Los Muertos
El Paso traditions draw residents from across the region. The Sun Bowl Thanksgiving Parade is the biggest, bringing in about 250,000 spectators from West Texas, New Mexico and Mexico. Marching bands, civic organizations, clubs and businesses take to the streets to celebrate. Ornate floats and traditional garb are the norm at the Dia de Los Muertos celebration. The annual festival includes hands-on cultural activities, an artisan market, and dance performances all day.
