Irvin View Pointe is one of the more affordable areas in northeast El Paso, located in the scenic foothills of the Franklin Mountains. The smaller starter homes near Fort Bliss military base draw younger military families and anyone looking for a lower price tag. "These homes accommodate a much lower price point than you deal with in other areas," says Brian Burds, of the Brian Burds Home Selling Team with Exp Realty in El Paso. "It's setting up that success for people to want to come take a look at them." For the price, residents don't sacrifice proximity to hiking, grocery stores, schools and concerts in the mountains.

Quality ranch-style homes with easy renovations
This is a mature part of El Paso with midcentury homes and little new construction. Red brick ranch-style properties from the '50s line the residential streets in the shadow of the mountains. Around 1,400 square feet, these homes are easy to renovate, according to Burds, who has been selling homes in the El Paso area for about 21 years. "Most of the homes are sturdily built with four main walls, so everything in the interior can be demolished, and you can start over with a clean slate," he says. Lava rocks and artificial turf are the go-to landscaping materials in El Paso's dry climate. Carports and one-car garages provide some reprieve from the nearly 300 annual days of sun. Prices range from about $150,000 to about $220,000, which is below the city median.

Nearby schools add to the family-friendly attraction. The centrally located Irvin High School is within walking distance for many students and earns a B-minus from Niche. As a Pathways in Technology Early College High School, Irvin also allows students to earn an associate degree or industry certification alongside their diploma. Younger students start at Duran Elementary School, which gets a B-minus, before progressing to Magoffin Middle School, which gets a C.

Just south, Nations Tobin Park is the main green space for this area. This spacious area includes a recreation center, pool, and picnic and sports facilities. The rec center's indoor skating rink hosts youth and adult roller hockey teams. Nature lovers have 27,000 acres of rugged desert terrain to explore. The nearby Franklin Mountains State Park is a hub for hiking, biking, camping and rock climbing. The mountain range encompasses about 100 miles of hiking and mountain biking trails.

Grocery stores and restaurants on Dyer Street
The Dyer Street commercial strip hosts nearby fast-food restaurants, pharmacies, grocery stores, gas stations and gyms. In between the chains, Taqueria Sabrosa is a standout local spot with specialty menu items such as loaded baked potatoes and surf and turf tacos. Food King and Walmart Neighborhood Market are the closest stops for fresh produce and pantry staples. The area is also at the center of commercial development. The new Northgate Transfer Center, on the former Northgate Mall site, is a new transportation hub with retail and restaurant spaces mixed in. "That's where a lot of the new shops are popping up," Burds says.

Concerts in the mountains at McKelligon Canyon Amphitheater
Concerts and entertainment come with mountain views. In the heart of the Franklin Mountains, the McKelligon Canyon Amphitheatre hosts a free Thursday night concert series featuring tribute acts, mariachi bands and other performances. Highway access and public buses to downtown El Paso
With two main thoroughfares, the area offers easy commuting, according to Burds. State Loop 375 leads west into the mountains, while U.S. 54 leads south to the city center. The neighborhood is about 10 miles north of downtown El Paso. Sun Metro buses also stop throughout the neighborhood. The new Northgate Transfer Center serves several bus routes, including the number 7 downtown route. The Fort Bliss Military base is a major employer for the city and a main attraction to this neighborhood, with about 47,000 direct employees. Training activities at the base, such as artillery fire and controlled detonations, cause noticeable noise. The base issues public notices in advance of these events.
