Suburban appeal in Kohlberg

Situated between the Franklin Mountains and the Westside Open Reserve, Kohlberg reflects El Paso’s Westside with its pleasant suburban streets and upscale shopping and dining. The strong schools add to the neighborhood’s appeal, making it a strong option for families. “It’s a very desirable area,” says Patti Olivas, Associate Broker and Owner at Dan Olivas and Associates. “It’s got a good mixture of everything. Lots of young, first-time buyers as well as second- or third-time buyers.”

Kohlberg’s Mediterranean-style homes

Gradually sloping down from the Franklin Mountains to its east, Kohlberg sits on the desirable Westside of El Paso. Tall evergreens and shady palm trees flank the neighborhood streets and cul-de-sacs, with mainly two-story Mediterranean-style homes occupying the blocks. The neighborhood was generally built over the 1990s and early 2000s, though the area’s planned community of Cimarron features newer builds in the same style. A smaller one-story property without many updates can start around $250,000, while the majority of houses go between the low $300,000s and mid-$500,000s.

Education in El Paso or Canutillo

With Kohlberg split between two school districts, students in its southern half attend schools in the El Paso Independent School District, while kids in the northern half go to Canutillo ISD schools. Students in the El Paso ISD attend Kohlberg Elementary School, rated a B-minus by Niche, before heading to the B-minus-rated Brown Middle School and A-minus-rated Franklin High School. “Kohlberg, Brown and Franklin are all considered really good schools,” Olivas says. “People want to be in the El Paso school district.” In the Canutillo ISD, students start at A-minus-rated Reyes Elementary School, moving on to the B-minus-rated Alderete Middle School and B-rated Canutillo High School. They can also apply to Northwest Early College High School, which blends high school and collegiate curriculum, allowing students to earn an associate degree.

El Paso’s outdoor activities

Set between the Franklin Mountains and the Westside Open Reserve, Kohlberg has two of El Paso’s best walking and hiking areas just outside the neighborhood. The Westside Open Reserve has a recreation center, dog park and athletic fields along with the park’s trails, while Franklin Mountains State Park sits completely within the city limits of El Paso, becoming one of the largest urban parks in the country. “The Westside is the closest part of the city to the mountains, except maybe the Northeast,” Olivas says. “But you get those pretty views and some hilly terrain through the neighborhood.” Smaller parks scatter through the neighborhood, with Cimarron Sage #2 Park offering a playground, volleyball and basketball courts and plenty of green space. Delgado Park’s playground is shaded, giving kids a place to play on a hot day.

Upscale dining at Canyons at Cimarron

Kohlberg residents don’t have to go far for a meal out, with the Canyons at Cimarron shopping center within the neighborhood. The upscale town center has fancy options such as Lola Rose’s elevated brunch cuisine as well as more casual fare like Julio’s Mexican Food, while Boozy’s Ice Cream Barlor offers unique, adults-only desserts. The West Towne Marketplace across the street from the Canyons at Cimarron has stores like Walmart Supercenter for groceries and other essentials, along with shops like Cabela’s and PetSmart.

Access across El Paso via I-10

Located on El Paso’s Westside, Kohlberg sits just off Interstate 10, which leads southeast to the Rio Grande, the Mexican border and downtown El Paso. Commuters can take the highway towards the city center, but many residents work on the Westside, including at the Hospitals of Providence Transmountain Campus adjacent to the neighborhood. The city’s Sun Metro bus system serves the neighborhood as well, with stops throughout the area.
