Railroad tracks run through Lancaster in Mission Valley
Lancaster is an El Paso neighborhood in the lower portion of the Mission Valley, right next to the highway known as Loop 375. Freight railroad tracks run along its western side, which is home to several businesses and logistics centers. “There’s going to be a lot of logistics in relation to traveling back and forth to Mexico,” says Justin Cates, an El Paso native and Realtor with New Beginnings Realty who’s been selling in the area for nearly 10 years. Lancaster shares its name with the well-regarded elementary school and adjacent park in its center.
Ranch-style homes from the ’70s and ’80s sit on small lots
Lancaster is a predominantly industrial neighborhood, with residences accounting for just over a quarter of the property mix. Most single-family homes are ranch-style builds from the 1970s and ’80s with attached garages or shaded carports. Lots typically measure under a quarter of an acre, with paved driveways and pocket-sized yards. Low stone walls and chain-link or metal picket fences border many properties, and most streets are lined with sidewalks and young trees. The median home sale price of $159,000 has dropped by 22 percent over the past year and is roughly $100,000 less than El Paso’s median. “Homes there are a lot more affordable — they’re smaller, they’re a little older,” Cates says. Ranch-style homes currently sell for around $120,000 to $260,000.
Local schools earn above-average Niche grades
Most students attend well-rated schools in the Ysleta Independent School District. Lancaster Elementary School is right in the neighborhood and receives a B from Niche. Del Valle Middle School receives a B-minus, and Del Valle High School is rated A-minus. High school students can choose from foreign language courses including Spanish, French and Chinese. ‘The thing about those Lower Valley schools is, they’ve been around for a long, long time,” Cates says. “My broker is 81 years old, and he went to Del Valle.” In 2025, the state Legislature created the Texas Education Freedom Accounts program, which provides students with funding for private school or other educational expenses. The district supports school choice through magnet programs, open enrollment and out-of-district transfers. Admission is usually based on space, but lotteries apply for some magnet programs.
Outdoor options include playgrounds, trails and a seasonal pool
Lancaster Park is centrally located with a playground, basketball courts and plenty of open space, but the area has little shade. Nearby Pueblo Viejo Park, which features a walking path that leads past playgrounds and picnic areas, offers a better option for getting out of the sun. Locals can also beat the heat at the Pavo Real Aquatic Center, an outdoor pool with an adjacent splash pad. The aquatic center is open from Memorial Day weekend to Labor Day weekend.
Shopping centers on Zaragoza Road offer groceries and dining
Two shopping centers flank North Zaragoza Road in the northwest section of the neighborhood. Plaza de Flores is home to a couple of discount stores, and groceries are available at El Super in Zaragoza Village. Chain restaurants like Denny’s, Panda Express and Pizza Hut can be found in both locations, and Economy Wholesale Grocers offers another grocery option down the road. The nearby butcher shop, El Aguila Meat Market, has a strong local following.
Loop 375 makes commuting and travel convenient
Lancaster sits right on Loop 375, a beltway that forms a partial circle around El Paso. Sun Metro buses stop on North Loop Drive, but most residents rely on cars. Commuters to Downtown El Paso have a 15-mile drive, and it’s about 12 miles to El Paso International Airport. Medical services are available 4 miles away at Las Palmas Del Sol Healthcare Horizon. The nearest border crossing, Puente Zaragoza, is also about 4 miles away. For nightlife, the casino and entertainment center at Speaking Rock, a venue owned by the nearby Ysleta Mission, is about 2 miles away.
Community spaces blend fitness, learning and culture
The Pavo Real Recreation Center hosts a local run club that laces up every month, plus seasonal pickleball and racquetball tournaments and kid-friendly events like Halloween carnivals. At the El Paso Library’s Sergio Troncoso branch, locals gather for English language and citizenship classes and book clubs. The library also hosts story hours, preschool classes and teen hangout sessions. Corpus Christi Catholic Church holds daily mass in Spanish, with an English option on Sundays.

Neighborhoods this close to the border may be affected by air pollution caused by idling traffic at checkpoints. Residents also contend with hot summer weather, with temperatures that frequently climb into the triple digits.
