The quiet residential streets are also within 5 miles of downtown El Paso and the International Bridge. “I love that area," says Alejandro Sosa, real estate agent with Pena El Paso and co-host of the "Living in El Paso" channel on YouTube. "The West Side is very popular and desired.” With the University of Texas at El Paso a mile down the road, buyers might wonder if the neighborhood is overrun with students, but Sosa says that's not the case. “It’s mainly families, retired people, doctors. Ranch-style homes with mountain views
The Franklin Mountains loom above the winding streets of Mission Hills, lending a rugged beauty to the landscape. Still, the area is almost exclusively residential, with homes, apartments, condos and townhouses making up roughly 90 percent of the property mix. Ranch-style houses with cross-gabled roofs date back to the 1950s, sharing space with Spanish Mission-style builds constructed within the last 15 years. Broad circular driveways offer parking space, and many backyards give way to short bluffs on lots measuring about a quarter acre. Home prices trend significantly higher than the El Paso average. “Most of the people who buy in that area are going to be more affluent. The household income is much higher than in most of El Paso,” says Charlie Clark, broker and owner of Century 21 Clark Brothers. While a two-bedroom condo might sell for $150,000 to $200,000, most single-family homes are priced higher. A 2- to 3-bedroom house measuring under 2500 square feet cost $300,000 to $450,000, while larger builds are priced from $500,000 to $750,000.

Room to spread out at Mission Hills Park
The distant peaks of the Franklin Mountains echo across Mission Hills Park, with visual cues repeating in the pyramid-shaped playground. “What I like about the park is that it doesn’t get busy busy, like ‘Oh man, there’s a thousand people,’” Sosa says. “You see moms walking babies in their strollers, people catching balls or walking the dog — just healthy activity.” Dogs can join their two-legged friends on the walking path and sweeping green spaces that span 10 acres, complemented by tennis courts and and basketball hoops. Hikers can lace up to tackle the Palisades Canyon Loop and Thousand Steps Trails, beginning a short distance from the neighborhood. The Crazy Cat rock climbing area is the only bouldering spot in the Franklin Mountain range open to the public, drawing climbers from all over the city.

At Mesita Elementary School, students can participate in socio-emotional learning (SEL) lessons and a robust physical education program. Mesita earns a B from Niche. Grades 6 through 8 are spent at Wiggs Middle School, which receives a B-plus. A-minus-rated El Paso High School, nicknamed “The Lady on the Hill,” is the oldest operating high school in the city and the first in Texas to incorporate a student military corps.

One mile from UTEP
Sun Metro bus stops are positioned along North Stanton Street in the residential area and in multiple spots on North Mesa Street. It’s a one-mile trip to UTEP, and the Premier Specialty Hospital of El Paso is a half mile more. Following North Mesa Street for 3 miles leads into downtown El Paso. From there, it’s another mile to the Paso del Norte International Bridge on the U.S.-Mexico border. Residents can also use Executive Center Boulevard to hop onto Interstate 10 for the 9-mile trip to El Paso International Airport.

El Paso struggles with poor air quality. Long lines of idling traffic on the U.S.-Mexico border contribute heavily to ozone pollution. Mission Hills is within 4 miles of the International Bridge, so potential buyers should know the risk.
