A midcentury suburb next to Fort Bliss
In the shrubby desert plains between the Franklin Mountains and Fort Bliss, one of the nation’s largest U.S. Army bases, folks in the Mountain View neighborhood enjoy relatively quiet suburban living about 10 miles from downtown El Paso and the Mexican city of Juarez on the other side of the Rio Grande.
“Right now, that whole area is more of an established community,” Edgar Garcia, a local broker at Revolve Realty, says of Mountain View. “People used to purchase here because it’s close to Fort Bliss. Now it’s surrounded a little more by new construction, which is bringing people in and starting to raise property values and the economy for everyone nearby.”

Home prices rising thanks to new development
It's easy to see the mountain range with all the low-slung homes lining the neighborhood’s streets. Mostly developed in the 1950s and ’60s, the area is largely comprised of ranch-style homes and bungalows with red tile roofs and arched doorways. With lot sizes typical of midcentury suburbs, many homes are surrounded by chain-link fences. A few homes feature more decorative but still modest enclosures made of stone, brick and iron. “Houses used to be $80,000 and now it’s doubling,” Garcia says. “Between $160,000 and $165,000 is about the median price range, with some of the new construction coming in closer to $300,000.”
New construction occurring in the neighborhood replaces older housing stock, though some sections of the community closer to Highway 54, the area’s main thoroughfare, have been targeted for more high-density development. In October 2023, a new 4,100-square-foot multi-family quadplex sold for $600,000. In the same area, known as the Del Norte Acres subdivision, a newly built duplex sold for $300,000 a month earlier.

Career advancement programs at Irvin High School
Mountain View is home to Stanton Elementary School, which is named after Mary Irene Stanton, a local teacher who helped establish the El Paso Public Library in 1896. Niche gives the school a C rating. From there, students can advance to Magoffin Middle School — also located in the neighborhood — and Irvin High School. Niche gives the middle school a C, while the high school earns a C-plus. Through the high school’s Pathways in Technology Early College High Schools program, known as P-Tech, students can earn a college associate’s degree or industry certification while completing their high school coursework, thanks to the school’s partnerships with the El Paso Community College system.

Nations Tobin Park in the community features a covered playground, basketball court and more. The park is named after Frank Tobin, who built a post office and fire department in the hopes of starting up a town called "Nations' Tobin Town,” an area where the park resides today despite the town itself being short-lived. Nations Tobin Recreation Center is also located within the park. The original center was built in 1961, and today is home to the National Collegiate Roller Hockey Association, a swimming pool and more. The area is also popular among golfers, as the Underwood Golf Complex at Fort Bliss invites folks to play at its two 18-hole courses and the driving range.

Classic Tex-Mex eateries and supermarkets on local highways
The Patriot Freeway, also known as Highway 54, cuts a route straight through northern El Paso but also includes a local business spur that routes through Mountain View. Along this corridor and Hondo Pass Drive, neighborhood residents shop and dine at national and regional franchise supermarkets and fast-food chains, such as Walmart and Jack in the Box. There’s also a mix of family-owned businesses as well, giving a local flavor to the area. El Toro Bronco originated in Juárez, just across the border, and brings authentic Mexican flavor to Mountain View.
