The price of convenience in Normandy-Valley View
Few neighborhoods in El Paso are as well-connected as Normandy-Valley View is. Built in the 1950s, Normandy-Valley View is mere steps away from several local amenities. Not only is this mixed-use neighborhood of around 3,000 residents close to a shopping center and a waterpark, but it’s also located directly south of Fort Bliss and the El Paso International Airport. “It’s a high-traffic area,” says Andrea Linan, a Realtor with Home Pros Real Estate Group. “Montana Avenue stretches across half of the city. You can get to anywhere in El Paso in 20 to 30 minutes.” While the area generally sees more noise congestion due to planes landing and taking off from the runway, being centrally located in the metropolitan area makes the tradeoff worth it for the people who live in Normandy-Valley View.
Plenty of shops and restaurants between Montana Place and The Fountains at Ferah
Montana Place is the local shopping center in the middle of the neighborhood. The mall is anchored by a Planet Fitness gym and lined with several hotels and car dealerships with Audis, BMWs and Cadillacs in their lots. The biggest retail names include Ashley Furniture Store and Lucchese Factory Outlet boot store. Track One is a local bar and restaurant set up in three railroad cars that has been serving its award-winning wings since 1972, while Cattle Baron is an old west-style steakhouse well known for its green chile wontons and popcorn shrimp. Besides Mexican cantinas and fast-food restaurants, the area also has a few grocery stores between Costco, Walgreens and Target. Linan says many residents will also drive 3 miles southeast to shop at the Fountains at Ferah along Interstate 10.
Highway travel between downtown and the El Paso International Airport
U.S. Route 62 serves as the main road into and out of the neighborhood, leading over 20 miles from the border to East El Paso. “You have one road in and one road out,” Linan says. “You can get onto any highway fairly quickly.” The area is fully built out with sidewalks in both the shopping center and residential areas, making it both bikeable and walkable. Sun Metro bus stops posted along Montana Avenue and Interstate 10 run from downtown to the airport. The University Medical Center of El Paso is 3 miles southwest and is open for 24 hours.
Playgrounds, walking trails and a water park
Normandy Park has a covered playground with slides and monkey bars on the west side of the neighborhood. On the southeastern end, the Edgemere Linear Park has a 2-mile looped walking trail with trees and natural greenery, while Jim Crouch Park is directly south and has a playground and a Miracle League field. The Lost Kingdom Water Park is one of the neighborhood’s newest offerings and features amenities such as a leisure pool, lazy river and climbing wall.
Single-family stucco homes with small pebble lawns
The neighborhood has a mix of single-family homes, condos and apartments, with the community generally having more renters than homeowners. Most stucco homes have small pebble lawns and fruit trees, with prices ranging between $100,000 and $400,000. “It’s an older, family-oriented community,” Linan says. “There’s a big discrepancy in price based on whether the home’s been remodeled or is still in its original condition.” The neighborhood has a CAP Index crime score of 8 out of 10, which is higher than the national average of 4 with high scores for some property crimes.
Local schools zoned for El Paso ISD
School starts in either Hughey or Hawkins Elementary, depending on whether students are zoned on the northern or southern end. Hughey earns a B-plus on Niche, while Hawkins Elementary has an A-minus. Ross Middle has a gifted and learning program and a B on Niche, while Burges High School was rated a B-minus.
